Job description

About us 

We are a growing property management company, with 40 years of service, overseeing state-of-the-art and luxury residential buildings across the Boston metro area. We are seeking a reliable and experienced Building Superintendent to join our team. This position is temporary, and the duration of employment is currently under review.

We manage a diverse portfolio of residential and commercial properties, each distinguished by our commitment to quality, service, and community. The Building Superintendent plays a crucial role in maintaining the property's appearance, functionality, and safety while fostering a positive living environment for residents.


Duties include but are not limited to:


  • Act as liaison between the building and Property Manager
  • Keep a daily log of activities at the building
  • Supervise any contractor work in the building
  • Respond to emergency situations
  • Ensure the building is kept clean, presentable, and in excellent condition at all times, including lobbies, hallways, restrooms, and common areas
  • Perform routine janitorial duties such as sweeping, mopping, trash removal, and restocking supplies
  • Completion of a daily timecard
  • Operate security camera systems
  • Report all slips or falls at the property, providing incident reports to the property manager
  • Review video surveillance
  • Manage snow and ice removal 
  • Identify all building work required
  • Must provide timely response to all tenant service requests


Job Requirements:


  • Hours will be Monday through Friday from 6:15 am until 3:00 pm
  • Familiarity with plumbing, heating, electrical systems, carpentry, and painting for general building upkeep
  • Strong knowledge of proper cleaning methods and maintenance of commercial or residential buildings
  • Ability to work with minimal supervision (self-motivated and proactive)
  • Must have general computer skills (Microsoft Outlook to communicate with the Property Manager through email and ADP to enter daily timecard)
  • Ability to work well both independently and as a team 
  • Knowledge and experience with building repairs and routine building maintenance
  • Hands-on experience with building repairs and routine cleaning and sanitation procedures
  • Capable of following directions, communicating effectively verbally and in writing
  • Handle difficult client requests with diplomacy and tact
  • Must be able to establish and maintain effective working relationships with employees, vendors, and the public
  • Reliable, ethical, honest, and punctual
  • Experience supervising staff (cleaning and security)
  • Able to remain calm and attentive, especially during heavy building activity and emergencies
  • Ability to excel at details, multi-tasking, and working under pressure
  • Ability to work independently on assigned tasks as well as to accept direction on given assignments
  • Sometimes work outdoors, even in bad weather, clearing snow from driveway, sidewalks, and steps
  • Ability to move, lift, or carry objects weighing less than or equal to 25 pounds, unassisted
  • Satisfactory background and credit check history
