Job description

The Sales and Revenue Manager is the onsite sales leader responsible for driving occupancy, revenue growth, and leasing performance for a student housing community. This role develops and executes leasing strategies, leads the sales team, analyzes market trends, and partners with property and regional leadership to achieve occupancy, renewal, and revenue goals.
Serving as the property's sales strategist and market expert, this position uses data-driven decision-making to improve lead conversion, optimize pricing and marketing efforts, and coach the leasing team to deliver exceptional results.
What You'll Do:
Sales and Revenue Strategy
  • Develop and execute leasing strategies aligned with occupancy, revenue, and renewal goals.
  • Monitor leasing performance, identify risks, and implement recovery plans for underperforming areas.
  • Partner with leadership on pricing, concessions, revenue management, and market positioning, using leasing trend analysis to prioritize high-impact opportunities.

Lead Management and Sales Performance
  • Oversee the lead lifecycle from inquiry through signed lease.
  • Monitor response times, conversion metrics, and follow-up quality to maximize closing rates.
  • Evaluate lead sources and marketing effectiveness, recommending adjustments as needed.

Team Leadership and Coaching
  • Recruit, train, coach, and develop leasing team members.
  • Conduct regular sales coaching, performance reviews, and strategy meetings.
  • Establish clear expectations for outreach, tours, applications, renewals, and closing activity.

Marketing and Competitive Analysis
  • Collaborate with marketing teams to execute annual and seasonal campaigns tied to leasing objectives.

What You'll Need:
  • 3+ years of experience in student housing, multifamily, hospitality, or high-volume sales.
  • At least 1 year of experience leading, supervising, or coaching a sales or leasing team.
  • Documented experience meeting or exceeding leasing, occupancy, renewal, or revenue targets in a previous role.
  • Strong knowledge of sales funnels, lead management, and conversion strategies.
  • Experience analyzing sales reports, conversion metrics, pricing trends, or market data to inform business decisions.
  • Experience presenting performance data, business recommendations, or sales strategies to leadership, clients, or stakeholders.
  • Proficiency using CRM or property management software and Microsoft Office applications, social media platforms, and Canva.
  • Ability to work turnover season, leasing events, and peak leasing periods as needed.

Preferred:
  • Experience in student housing or lease-up environments.
  • Familiarity with platforms such as Entrata, RealPage, Yardi, Knock, Funnel, or EliseAI.
  • Experience with revenue management, pricing strategy, or asset performance discussions.
  • Knowledge of digital marketing analytics and online reputation management.
  • Understanding of student and parent buying behavior in a leasing context.
  • Degree in Business, Marketing, Communications, Real Estate, or a related field preferred.
