Job Summary:

As a Leasing Consultant, you are the first point of contact for prospective residents and play a crucial role in leasing apartments and maintaining high occupancy rates. You are responsible for showcasing rental properties, providing exceptional customer service, and guiding prospective residents through the leasing process.

Responsibilities:

Leasing and Rental Activities:

  • Greet and assist prospective residents, providing tours of available units and amenities.
  • Present rental properties in a compelling manner, highlighting features and benefits to prospective residents.
  • Answer inquiries from prospective residents regarding rental rates, lease terms, amenities, and community policies.
  • Follow up with prospective residents to encourage lease signings and secure rental commitments. It is expected all Leasing Consultants maintain a 33% closing ratio as is the nationwide average.
  • Process rental applications, verify income and ensure the application is fully completed and all required documentation is provided.
  • Prepare lease agreements and rental documents, ensuring accuracy and compliance with leasing policies and regulations.
  • Inspect vacant units to ensure they are in made ready condition for new prospective residents and move ins.
  • Walk and inspect common areas, all amenities and model units daily to ensure the tour path is in excellent condition.

Customer Service and Relationship Building:

  • Build rapport with prospective residents and establish positive relationships to facilitate leasing activities.
  • Provide exceptional customer service throughout the leasing process, addressing inquiries, concerns, and requests promptly and professionally.
  • Maintain ongoing communication with current residents to ensure satisfaction and address any issues or concerns.
  • Assist with resident functions both during and outside normal business hours as needed.

Marketing and Outreach:

  • Assist in developing and implementing marketing strategies to attract prospective tenants, - including online listings, social media, and community outreach.
  • Participate in promotional events, open houses, and property tours to showcase rental properties and attract prospective tenants.
  • Collaborate with the property management team to develop leasing incentives and promotions to drive leasing activity and maximize occupancy rates.

Administrative Tasks:

  • Maintain accurate records of leasing activities, rental applications, and tenant correspondence.
  • Update property management software and databases with leasing information, demographic information, rental rates, and availability.
  • Assist with lease renewals, lease terminations, and move-in/move-out procedures as needed.
  • Prepare leasing reports and documentation for management review.
  • Perform all other duties assigned by supervisor.

Qualifications:

  • High school diploma or equivalent required; bachelor's degree in business, marketing, or related field preferred.
  • Previous experience in leasing, sales, customer service, or property management preferred.
  • Strong communication and interpersonal skills, with the ability to build rapport with diverse individuals.
  • Sales-oriented mindset with the ability to close leasing deals and meet leasing targets.
  • Knowledge of fair housing laws and leasing regulations preferred.
  • Proficiency in Microsoft Office suite and property management software.
  • Valid driver's license and reliable transportation may be required.
