What does a leasing associate do?

A Leasing Associate is responsible for assisting prospective tenants in finding and leasing rental properties, such as apartments or commercial spaces. Their duties typically include conducting property tours, answering inquiries, processing rental applications, and preparing lease agreements. They also help ensure properties are well-presented, address tenant concerns, and coordinate move-ins and move-outs. Leasing Associates serve as a primary point of contact between property management and tenants, helping to maintain high occupancy rates and tenant satisfaction.

What are some common challenges leasing associates face when balancing prospecting new tenants and supporting current residents?

Leasing Associates often manage a delicate balance between attracting new tenants through property tours and marketing efforts, while also addressing the needs and concerns of current residents. Time management can be challenging, especially during peak leasing seasons when demand for tours and inquiries increases. Strong organizational skills and clear communication are essential to ensure both prospective and existing tenants receive prompt, attentive service. Additionally, collaborating closely with property management and maintenance teams helps streamline responses to resident requests while maximizing occupancy rates.

What are the key skills and qualifications needed to thrive as a leasing associate, and why are they important?

To thrive as a Leasing Associate, you need strong sales skills, knowledge of property management, and typically a high school diploma or equivalent. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and leasing documentation is important. Excellent communication, customer service orientation, and persuasive negotiation abilities help you build rapport with prospective tenants. These skills are crucial for effectively leasing properties, meeting occupancy goals, and ensuring tenant satisfaction.

Job description

Leasing Professional – Managed & New Development Leasing
Greater Boston, MA | Field-Based | Weekends Required

Position Overview
Charlesgate manages over 5,000 residential units across Greater Boston, supporting institutional-quality multifamily assets and luxury new development lease-ups. Our Managed & New Development Leasing division delivers disciplined execution and an elevated renter experience across a growing portfolio.

The Leasing Professional is responsible for executing leasing performance across assigned managed and new development assets. This is a dedicated role within our centralized platform - not independent brokerage. Listings and training opportunities are provided. This position blends refined, hospitality-driven service with high-volume leasing execution within a structured team environment.

Key Responsibilities

Leasing Execution

  • Own the full prospect-to-lease process across assigned properties

  • Conduct tailored, professional tours aligned with each buildings positioning

  • Qualify prospects and drive conversion through structured follow-up

  • Guide applicants through showings, applications, and lease completion

  • Represent Charlesgate Managed and New Development Lease-Up assets with professionalism and sophistication

  • Deliver a refined renter experience aligned with Charlesgate standards

Market & Portfolio Awareness

  • Maintain deep knowledge of assigned properties, pricing, and availability

  • Provide structured feedback on renter demand and competitive positioning to support portfolio and lease-up performance

Operational Discipline

  • Maintain accurate CRM tracking and compliant leasing files

  • Execute within established systems and reporting standards

  • Coordinate with property management to ensure smooth move-in execution

Operating Structure

  • Field-based across multiple properties within Greater Boston

  • Centralized leasing model with defined reporting lines

  • Open scheduling expectations to meet renter demand

  • Weekend availability required

  • Supported by integrated leasing technology and operational infrastructure

Qualifications

  • Active Massachusetts real estate license

  • 1–2+ years of leasing experience with demonstrated production

  • Strong sales presence and professional presentation

  • High responsiveness and execution discipline

  • Comfort working within CRM and structured operating systems

  • Working knowledge of Fair Housing compliance

This role is best suited for professionals seeking a stable, performance-oriented platform rather than independent brokerage autonomy.

Career Path
This position serves as a primary pipeline into Charlesgate’s new development lease-up assignments. High performers may expand portfolio responsibility or transition into lease-up project roles. Long-term, high-performing leasing specialists are valued within the platform.

Compensation
This is a 1099 independent contractor position with commission-based compensation tied directly to production. Leasing Professionals receive a generous fee for each unit rented. Based on expected production within our platform, anticipated total annual income ranges from approximately $75,000–$85,000, with upside potential tied to performance. Production and compensation are reviewed quarterly.
