Job Title: Lease AnalystJob DescriptionAs a Lease Analyst, you will be responsible for creating and performing abstracts for all new leases and amendments, setting up and maintaining leases in property management software, and interpreting lease languages. You will also handle the reporting, maintain pass-through worksheets for Common Area Maintenance and Real Estate Taxes, and review leases and abstractions. Calculating percentage rent charges where applicable and inputting cash receipts in property management software is also part of your role. You will follow standard operating procedures for monthly rent collections and collaborate with Property Managers to research and evaluate outstanding issues related to tenant accounts.
Responsibilities- Create and perform abstracts for all new leases and amendments; complete abstract packages for review.
- Set up and maintain leases in property management software.
- Interpret leases and lease languages and enter them into the system for reporting.
- Set up and maintain pass-through worksheets for Common Area Maintenance and Real Estate Taxes.
- Review leases and abstractions.
- Calculate percentage rent charges where appropriate.
- Input cash receipts in property management software and follow standard operating procedures for monthly rent collections.
- Work with Property Managers to research and evaluate outstanding issues related to tenant accounts, including Common Area Maintenance expenses and budget analysis.
- Maintain data in a database, abstraction of leased and owned property data, providing quality assurance for data abstracted and entered into the database.
- Perform invoice review and ensure alignment with tenant obligations to remit payment.
- Produce monthly recurring rent variance reports and enter applicable variance explanations.
- Perform operating expense preliminary reviews to ensure calculations are correct and supportive documentation has been provided.
- Interact with landlords, create standard forms, and establish policies and procedures.
- Produce reports and analyses, including financial, as required.
Essential Skills- Strong understanding of lease and lease abstract/amendment processes.
- Proficiency in real estate, commercial leasing, lease contracts, and reconciliation.
- Experience with accounts payable/receivable.
- Proficient in Excel and property management software.
- 3 years of commercial real estate/property leasing experience.
Additional Skills & Qualifications- Bachelor's Degree in Accounting, Finance, or Business-related field preferred but not required.
- Experience with invoicing and Common Area Maintenance (CAM) is preferred.
Work EnvironmentThe position operates in a hybrid model, requiring in-office presence every other Monday to Thursday, totaling 8 days a month. The company offers a dynamic environment, focusing on putting clients and employees at the center of the real estate world.
Job Type & LocationThis is a Contract to Hire position based out of Temple Terrace, FL.
Pay and BenefitsThe pay range for this position is $24.04 - $26.44/hr.
