Landscape Project Manager (Design) - Scope of Work
Job Summary:
As Project Manager (Design) for a build-to-rent builder, your major functional responsibilities would involve overseeing the entire project lifecycle, from initiation to completion, ensuring that it is completed on time, within budget, and meets quality standards.
Project Planning and Design
Collaborate with clients, architects, and design teams to develop initial project concepts that align with client preferences, budget constraints, and zoning regulations. Conduct site assessments to evaluate feasibility, potential challenges, and opportunities for innovative design solutions. Budgeting and Cost Estimation: Prepare detailed cost estimates for projects, considering materials, labor, and other associated costs.
Work closely with the finance team to ensure that projects are executed within budgetary constraints. Architectural Design and Planning Utilize architectural expertise to create detailed design drawings, 3D models, and specifications that reflect the client's vision and comply with relevant building codes. Collaborate with architects and designers to refine and finalize design concepts. Construction Management Oversee the entire construction process, managing subcontractors, vendors, and on-site personnel to ensure projects are completed on time and within quality standards. Conduct regular site visits to monitor progress, address issues, and ensure adherence to safety protocols. Quality Control Implement and enforce quality control measures to ensure that construction activities meet industry standards and design specifications. Address and resolve any issues that may arise during the construction process. Client Communication Act as the primary point of contact for clients, providing regular updates on project progress, addressing concerns, and ensuring client satisfaction. Collaborate with clients on design changes and modifications as needed.
Permitting and Regulatory Compliance Manage the permitting process, ensuring that all necessary approvals and inspections are obtained in compliance with local building codes and regulations. Timeline Management Develop and maintain project timelines, identifying critical milestones and potential delays. Implement strategies to keep projects on schedule and resolve any scheduling conflicts.

Qualifications:
  • Bachelor's or Master's degree in Architecture, Construction Management, or a related field.
  • Minium five (5) years of experience in residential real estate (builder). Proven experience in residential construction and project management.
  • Strong proficiency in project management software and relevant design tools (AutoCAD, Revit, etc.).
  • Excellent communication, leadership, and interpersonal skills.
  • Thorough understanding of building codes, construction methods, and industry best practices.
  • Ability to manage multiple projects simultaneously.
  • Problem-solving skills and a proactive approach to addressing challenges.

Essential Functions:
  • Adheres to a varied work schedule, including weekends and some holidays, as required to be available to current and prospective residents.
  • Ability to access, input, and retrieve information from a computer and/or electronic device
  • Ability to have face to face conversations with customers, co-workers, higher-level managers, and others as needed
  • Ability to sit or stand for long periods of time
  • Ability to move around work environment including stairs and construction sites
