Job description

Position Summary:

The Manager, Landscape will serve as a strategic steward of the Irvine Company’s outdoor assets, accountable for preserving the design intent of the Landscape Architect while ensuring all operations align with brand standards. The Manager will protect the portfolio through rigorous site inspections and the management of multiple specialized contractors to ensure premium quality. The Manager will also balance financial performance with horticultural excellence to ensure all communities remain the benchmark for luxury living. 

Key Responsibilities:
  • Execute critical maintenance, including tree trimming, plant replacements, and irrigation repairs, by conducting mandatory monthly on-site inspections to ensure adherence to contract specifications and budget.
  • Manage financial performance and the bid process by specifying technical requirements, negotiating contract terms, and implementing data-driven strategies to optimize the annual portfolio spend.
  • Facilitate the seamless transition of new communities from construction to property management by partnering with Development, Architects, and the Reinvestment team to protect original design intent.
  • Coordinate the budgeting and execution of landscape capital projects to ensure timely and cost-effective completion.
  • Manage a premier pool of 25+ highly qualified specialized contractors by monitoring quality and ensuring contract compliance, providing technical consultation, conducting monthly site inspections, and keeping all stakeholders informed.
  • Track and manage total landscape water allocations and usage by identifying excessive consumption and recovering penalty costs resulting from contractor negligence.
  • Identify and correct site deficiencies, including water intrusion, safety hazards, and pest outbreaks, by developing and executing targeted action plans to maintain brand standards. Ensure all communities are clean, safe, and functional.
Additional Skills:
  • Strong oral and written communication skills; proficiency in Spanish is preferred.
  • Proficient in the use of Coupa, Google Workspace, Salesforce, and Systems, Applications, and Products (SAP) to manage data, track workflows, and collaborate on team projects.
Preferred Education:
  • Bachelor's Degree (or equivalent experience)
Preferred Years of Relevant Work Experience:
  • 5+ years
  • Multi-family and commercial landscape experience
Additional Requirements:
  • International Society of Arboriculture (ISA) Certified Arborist        
  • Frequent standing, sitting, walking, stooping, bending, climbing stairs, and lifting objects of up to 20 pounds
  • Must be willing to travel locally and regionally to conduct business with occasional travel within California.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
  • Ability to work a flexible schedule, including weekends, holidays, and evenings as the business requires.
Minimum Qualifications / Other Expectations:

 Compensation:

Base Pay Range: $89,400.00 - $113,200.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
