LAND SURVEYOR JOB SUMMARY
The Licensed Land Surveyor (PLS) is responsible for managing and performing land surveying services in accordance with the California Land Surveyors' Act and applicable local regulations. This role includes boundary analysis, project management, construction support, survey map preparation, and coordination of field and office staff. The position works closely with engineers, contractors, clients, and public agencies to deliver accurate and compliant surveying services. Occasional overnight travel may be required.
LAND SURVEYOR JOB DUTIES
  • Provides office land surveying services for control, boundary, topographic, ALTA/NSPS, and construction surveys.
  • Conduct and oversee research of deeds, filed maps, records of survey, and other title documents.
  • Manage project schedules, budgets, and quality control standards.
  • Analyze chains of title and resolve boundary discrepancies.
  • Prepare and review legal descriptions, plats, records of survey, corner records, and subdivision maps.
  • Establish and verify survey control networks using GPS and total stations.
  • Prepares construction staking calculations, cut sheets, and as-built verifications.
  • Coordinate with engineers, architects, contractors, public agencies, and clients.
  • Prepare proposals and cost estimates for surveying projects.
  • Use AutoCAD Civil 3D to prepare survey deliverables.
  • Train and mentor junior staff.
  • Attend conferences and events to represent the firm.
  • Represents Cannon and Cannon's Clients in a professional and courteous manner.

REQUIREMENTS
  • 10+ years progressively responsible work experience in land surveying.
  • Active California Professional Land Surveying (PLS) License.
  • Must have an active California Driver's license with a clear driving record and proof of valid auto insurance.
  • Possess excellent organization, communication, and project management skills.
  • Experience reviewing deeds and title documents and performing property boundary analysis and calculations.
  • Experience in performing easement, highway, and street right-of-way research, calculations and mapping.
  • Experience with developing proposals, coordination with clients, and managing project budgets.
  • Proven ability to work effectively with peers, superiors, team members, clients, and general contractors in a dynamic work environment.
  • Working knowledge and experience setting up and operating robotic total stations, data collectors, and GPS-RTK equipment.
  • Demonstrates working knowledge of Land Surveyor's Act, Subdivision Map Act, applicable state and local agency regulations governing land surveying.
  • Demonstrated proficiency in using AutoCAD Civil 3D software.
  • Demonstrated proficiency in field-to-finish descriptor/feature coding for auto point line work using AutoCAD Civil 3D, Carlson, or similar software.
