The Opportunity

Join our team and play a crucial role in acquiring land for homebuilding, where your expertise and leadership will drive our success and growth. Drive the strategy and operational success of the Land Acquisition Department and activities that support achievement of the division's business plans. In this role, you will develop and implement the division's land acquisition strategy, set clear goals, and establish policies and procedures to meet our business plan. You'll also lead staffing, training, and retention efforts while fostering a positive and dynamic work environment.ย 

Key Responsibilities
  • Oversee the identification of opportunities for lots/land, Letters of Intent (LOI's), negotiations, proforma financial analysis, and purchase agreements for acquisition of lots/land to support the division.ย 
  • Manage the preparation, analysis, and timely delivery of land packages to the Land Committee.ย 
  • Proactively search for land opportunities using a variety of methodsย 
  • Establish strong relationships with sellers (developers, land owners, brokers, builders, banks, and other related parties (banks, attorneys, engineers, planners)ย ย 
  • Network to represent the division in the market and to stay informed of opportunities for the divisionย 
  • Assist division staff in building strong relationship strategies with external parties.ย 
  • Design, implement & manage action plans to achieve division's land acquisition goals.ย 
  • Identify areas for improvement that will assist the achievement of business plan goals & provide the opportunity for growth of the division's sales & operations activitiesย 
  • Direct & manage acquisition staff.ย 
  • Create a positive work environment to promote productivity.ย ย 
  • Build strong relationships with other division departments that support collaboration and lead to the success of the division in reaching all business plan goals.ย 
  • Conducts interviews and makes hiring decisionsย 
  • Evaluate the land team's performance to identify skill gaps, implement training/development solutions, and drive achievement of business plan goals and growth targetsย 
What You Bring
  • Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required.ย  Master's degree preferred.ย 
  • Minimum five (5) years' proven experience in land acquisition, contract negotiation and relationship building.ย 
  • Prior management experience preferred.ย 
  • Home building or related construction/real estate industry preferred.ย 
  • Leadership skills with strategic planning, team motivation, and a results-driven approach.ย 
  • Understands market and industry trends.ย 
  • Ability to connect with people, and develop professional relationshipsย 
  • Action oriented with a drive to close acquisitions.ย 
  • Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively.ย 
  • Ability to lead and execute strong oral presentations.ย 
  • Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate & collaborate to solve complex problems.ย 
  • Quick decision-making based on data and metrics.ย 
  • Proficient in Microsoft applications (including Word, Excel, PowerPoint and Outlook) and LandVisionย 
Requirements
  • Full time position with an expectation that many networking events occur after typical business hours and key job responsibilities occur in the field on a regular basis.ย ย ย 
  • Valid driver's license with the ability to (a) travel throughout an assigned geographic area and (b) host land tours to both prospective partners and division/corporate leadership.ย

Compensation Details and BenefitsKB Home offers a competitive base pay. The expected base pay range for this position is based on experience and is noted below, paid semi-monthly. Other rewards may include bonuses or role-specific awards. KB Home provides a variety of benefits to employees, including health insurance coverage, an employee wellness program, life and disability insurance, a retirement savings plan, paid holidays, sick time and vacation.
