A day in the life

Prologis is seeking a Development Manager for the Chicago market to lead land and building development activities for speculative industrial and warehouse projects from acquisition support through project closeout. This role partners closely with Development, Deployment, Leasing, and Investment teams while reporting to the VP - Development Officer. The Development Manager oversees budgets, schedules, consultants, contractors, permitting, and construction execution to deliver projects safely, efficiently, and on schedule. The position is based in the Downtown Chicago office and requires regular collaboration with internal and external stakeholders.

Key responsibilities include:

  • Develop and manage project budgets,identifyrisks, and track hard and soft costs across land, infrastructure, and building development.

  • Lead multiple development projects from planning through closeout, including procurement, permitting, construction, and commissioning.

  • Manage consultants, design professionals, contractors, and municipal approval processes to achieve capital deploymentobjectives.

  • Partner with Investment, Leasing, and Market teams to evaluate acquisitions, dispositions, and build-to-suit opportunities, including RFP responses.

  • Monitor project safety, quality, schedules, and costs while communicating project status to market leadership.

  • Research construction methods, market trends, and value engineering opportunities to improve project outcomes without compromising functionality or lifecycle costs.

Building blocks for success

Required:

  • 5+ years of experience in civil engineering, architecture, construction management, or a similar development role.

  • Experience with industrial development, cost estimating, permitting, and construction management.

  • Proficiencywith Microsoft Project, Google Earth, AutoCAD Viewer, Autodesk Forma, and Microsoft Office tools.

  • Ability to travel up to 20% within assigned markets.

  • Strong written and verbal communication skills.

  • Ability to manage multiple priorities independently whilemaintaininga customer-focused approach.

Preferred:

  • Bachelor of Science in Construction Management, Architecture, Civil or Structural Engineering, or equivalent experience.

  • Project management experience with a general contractor.

  • Experience delivering BIM projects.

  • Professional Engineer, Architect, or similar professional license.

  • Demonstrates willingness and capability toleverageemerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range:$115,000-158,000.Salary and whole compensation package (bonus target) to bedeterminedby the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
