Job description


I. BASIC FUNCTION

A. Responsible for maintaining the property in a safe and attractive condition

B. Assist Maintenance Supervisor in all areas of maintenance when needed


II. RELATIONSHIPS

A. Reports to Maintenance Supervisor

B. Maintains professional relationships with other staff members, working closely with other maintenance workers

C. Maintains professional relationships with current and prospective residents


III. RESPONSIBILITIES

A. CORRECTIVE MAINTENANCE:

1. Satisfies service request per work orders, following company procedure:

A. Enter unit at the resident’s convenience, if possible

B. Makes proper repairs

C. Cleans up thoroughly

D. Observes condition of apartment and reports on any unusual conditions (e.g. cleanliness, pets, number of occupants, etc.)

E. Leave documented work orders of work performed inside resident apartments

2. Assists with apartment make-ready procedures:

A. Painting

B. Cleans carpets, windows, appliances

C. Services appliances, plumbing, HVAC Systems, electrical fixtures

D. Repairs or replaces old and faulty parts

E. Changes/checks door locks

F. Replaces light bulbs as needed


B. PREVENTIVE MAINTENANCE:

1. Assists in making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and all other major equipment:

A. Checks for appearance and cleanliness

B. Checks structure of building for cracks

C. Checks for excessive wear

D. Checks for faulty parts

2. Makes repairs or replacements as necessary and with approval of Maintenance Supervisor and/or Manager


C. EMERGENCY MAINTENANCE:

1. Is on call for emergency duty when assigned

2. Is familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants

3. Maintains an emergency telephone list assigned by the Maintenance Supervisor or Manager

4. Follows all company emergency policies and procedures


D. OTHER:

1. Assists in maintaining inventory of tools, equipment and supplies

2. Picks up trash on property as necessary

3. Reports all needed repairs to Maintenance Supervisor

4. Assists with all other types of maintenance when directed to by Maintenance Supervisor or Property Manager

5. Attends all instructional classes conducted by both management and outside vendors as necessary

6. Maintains Key Control according to Capital Assets Company Policy

7. Utilizes the Time Keeping System in place by Capital Assets


PHYSICAL CAPABILITIES

A. I have the physical capability to climb a 30-foot ladder when necessary

B. I have the physical capability to complete HVAC repairs that are located on a roof when necessary

C. I have the physical capability to complete other repairs that are located on a roof when necessary

D. I have the physical capability to walk for an extended period of time when necessary

E. I have the physical capability to bend and squat when necessary

F. I have the physical capability to properly lift objects over 25 lbs when necessary



IV.QUALIFICATIONS

A. I have a High School Education or equivalent

B. I have full-time maintenance experience

C. Posses reliable transportation

D. I own a basic set of hand tools

E. I have good safety habits

F. I have experience with electricity, plumbing and carpentry and am able to make repairs

G. I perform in a courteous manner when working under pressure

H. I have working knowledge of HVAC systems and various appliances

I. I am compatible with wide range of people
