Job description

Job Description:

We are seeking an experienced Live-In Superintendent (HVAC) to oversee the daily operations of a 70-unit garden-style residential property in Long Branch, NJ. This is a hands-on role responsible for maintaining the property, addressing service requests, and ensuring a safe, clean, and well-functioning environment for residents. The ideal candidate will have strong technical skills with HVAC.

This is a full-time, onsite position offering a competitive salary, benefits, and a live-in apartment.

Technical Skills:

Candidates must be able to diagnose and perform repairs in the following areas:

  • HVAC systems
  • Plumbing
  • Electrical
  • Appliance repair
  • Sheetrock and patchwork
  • General carpentry
  • Painting and plastering

Key Responsibilities:

  • Serve as the primary on-site point of contact for all maintenance-related matters, ensuring timely and professional response to resident and management requests
  • Diagnose and complete service requests, including appliance repairs, plumbing, electrical, painting, and general maintenance, in a timely and efficient manner
  • Perform and track routine inspections and preventative maintenance to maintain building systems and minimize emergency repairs
  • Oversee and execute unit turnovers, including coordination with vendors, scheduling, punch list completion, and ensuring units are rent-ready
  • Maintain the overall cleanliness, safety, and curb appeal of the property, including common areas, grounds, and building exteriors
  • Proactively identify maintenance issues and recommend cost-effective solutions and property improvements
  • Coordinate, supervise, and manage third-party vendors and contractors, ensuring quality work and adherence to scope, safety, and timelines
  • Maintain accurate records of work orders, maintenance logs, inventory, and supplies
  • Ensure compliance with safety standards, local codes, and company policies
  • Respond to after-hours and emergency calls, including evenings, weekends, and inclement weather situations
  • Perform snow and ice removal, salting, and other seasonal property maintenance duties
  • Foster a positive living environment by communicating professionally with residents and team members
  • Support management with special projects, inspections, and operational initiatives as needed

Requirements:

  • Minimum 5+ years of property maintenance experience, preferably in residential or multifamily housing
  • Proven experience handling work orders and executing preventative maintenance programs
  • Must be available for on-call responsibilities, including evenings and weekends, to address emergencies
  • Must have own tools
  • Valid driver’s license required

Salary: $30.00/hr - $40.00/hr
