Job description:
Seeking an experienced Live-In Superintendent to maintain the daily operations of a 71-unit apartment community in Keyport, NJ. This position is responsible to maintain and service the building facilities and tenant work orders. This is a full-time, onsite position offering a competitive salary, benefits, and a spacious apartment.
Superintendent responsibilities include but are not limited to:
  • Respond to service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
  • Perform routine and preventative maintenance.
  • Coordinate and assist with apartment turnovers, including working with outside contractors.
  • Perform general maintenance repairs and tasks in a manner that is safe to self, residents, and staff.
  • Organizational skills to prioritize service requests and general maintenance tasks.
  • Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
  • Special projects or additional duties assigned by Supervisor that are essential for property operations.
  • Work with tenants and other staff members in a positive manner.
  • The ability to diagnose problems and perform repairs in the following areas;
  • Plumbing
  • Electrical
  • HVAC
  • Appliance Repairs
  • Sheetrock
  • General Carpentry
  • Painting and Compounding
  • Ice/Snow Removal

Requirements:
  • Must have 5+ years of experience in property maintenance, handling work orders and performing preventative maintenance.
  • Available to be on calls during the weekdays and weekends as necessary to respond to emergency calls/work orders.
  • Must have own tools and valid driver's license.

Salary: $25.00 - $30.00/hr
