Job Overview

The Janitorial Operations Manager will support porter services at multiple commercial, multifamily, and hotel sites across our portfolio (Rockville, Reston, Arlington, and Ashburn), reporting to the Director of Janitorial Services. This role is responsible for overseeing day-to-day janitorial operations, ensuring all common areas are maintained to a high standard, including pressure washing, limited window cleaning, and general upkeep. Key duties include staff scheduling, responding to cleanliness concerns, coordinating with property management teams, and assisting with financial tracking, reporting, and the implementation of janitorial policies and procedures. The ideal candidate will bring strong leadership, communication, and problem-solving skills, with a commitment to maintaining service excellence and supporting continuous improvement.

Key Responsibilities

  • Supports the daily supervision and coordination of porter and custodial staff across assigned properties.
  • Assists with preparing and monitoring the janitorial services budget by tracking labor, supplies, and overtime.
  • Helps ensure team members understand and follow company policies, core values, and departmental responsibilities as outlined in the Employee Handbook and organizational structure.
  • Maintains adequate staffing levels through effective scheduling and coordination with on-call or supplemental labor as needed.
  • Oversees daily cleaning activities, including pressure washing, window cleaning, and general upkeep of common areas.
  • Monitors compliance with safety procedures and cleaning standards, reporting issues to the Senior Manager.
  • Maintains a professional and courteous presence with property teams, visitors, and contractors.
  • Greets and interacts professionally with building staff and guests, ensuring appropriate conduct is upheld.
  • Responds to special cleaning or maintenance requests from property or senior management as directed.
  • Ensures janitorial closets and storage areas remain clean, organized, and free of safety hazards.
  • Completes end-of-shift notes or documentation and ensures proper handoff to the next shift when applicable.
  • Conducts routine walkthroughs to confirm that lobbies, restrooms, sidewalks, and other common areas are clean and orderly.
  • Assists with event setup and breakdown tasks when assigned.
  • Monitors and restocks cleaning supplies, ensuring correct and safe usage by team members.
  • Adheres to attendance expectations and communicates lateness or absences in advance.
  • Alerts the Senior Manager to any facility issues or concerns requiring escalation.
  • Completes incident forms as necessary and communicates relevant updates to management.
  • Helps ensure cleaning checklists and schedules are being followed accurately by staff.
  • Explains cleaning tasks and expectations to team members and supports ongoing compliance.
  • Reports safety hazards, facility damage, or maintenance needs to the Senior Manager.
  • Promotes a clean, organized, and hazard-free work environment through daily inspections and follow-up.
  • Participates in meetings as directed by management to review janitorial operations and site updates.
  • Performs small maintenance or cleaning tasks based on property checklists or supervisor direction.
  • Provides custodial coverage when front-line staff are absent or during high-volume periods.
  • Responds promptly to cleanliness concerns, ensuring issues are resolved to ParkX standards.
  • Conducts routine property walks to monitor janitorial conditions and log outstanding issues.
  • Assists with resolving operational concerns escalated by frontline team members.
  • Supports regular upkeep and basic maintenance of cleaning equipment.
  • Assists with scheduling, timesheet reviews, and basic disciplinary procedures in coordination with the Senior Manager.
  • Available to work weekends and after-hours shifts as needed, especially during events.
  • Performs other duties as assigned by the Senior Operations Manager or property management.

Qualifications

  • High School Diploma or Equivalent
  • Minimum of 3 years of janitorial services
  • Valid driver's license without major violations
  • Flexibility to work after hours and weekends for events
  • Outgoing personality with ability to relate to diverse group of people and build/maintain strong relationships
  • Strong problem-solving, time management and communication skills
  • Must be highly credible and trustworthy, and operate with high degree of integrity
