We understand VA loan qualifications, BAH calculations, base proximity, and which neighborhoods lie beneath flight paths. Responsibilities
  • Graduate from PLACE Launch
  • Consult with buyers, convert with signed buyer agreements and identify homes
  • Guide clients through VA loan eligibility, lender coordination, and the military-specific buying and selling process
  • Develop knowledge of base proximity, BAH, commute realities, and school zones relevant to JBSA, Randolph, and Lackland
  • Negotiate offers on behalf of your sellers and buyers
  • Track tasks and activities in PLACE Technology
  • Conduct two open houses monthly
  • Consult with sellers, convert to listings and market home
  • Demonstrate expertise on pricing strategies, staging, and other listing related services
Qualifications
Who You Are:
  • You've Closed Deals: One to eight years in the business. You've proven you can convert, and you're ready to stop reinventing yourself with every new client.
  • You Get the Life - Or You Want To: Military spouse, veteran, or brat is a plus, not a requirement. What matters is that you genuinely care about serving this community well. If you don't know what a PCS move feels like yet, you will.
  • You Explain Hard Things Well: VA loans confuse people. So do appraisals, BAH, and the gap between what a house costs and what a family can carry. You're patient with all of it.
  • You're Comfortable Working Remotely With Clients: Virtual tours, video calls, buyers who may not set foot in Texas before they make an offer.
  • You Want Independence With Structure: Not isolation. Not micromanagement.

Familiarity with VA loans is a plus - if you don't know them well yet, you must be willing to learn them thoroughly.
