The Portfolio Servicing Analyst plays a key role at PACE Equity Finance by supporting the asset
management and servicing functions of the company's C-PACE portfolio. This individual is responsible for
assisting with, construction disbursements, portfolio reporting, loan servicing administration, ongoing asset
monitoring and loan onboarding. The Loan Servicing Analyst works closely with clients, escrow agents,
investors, third-party servicers, and internal business partners to help ensure efficient execution of
disbursements, accurate portfolio data management, regulatory and program compliance, and proactive risk
management across funded projects
Day-to-day responsibilities
Construction Disbursement Management
• Support pre-closing onboarding activities for new projects transitioning into servicing.
• Coordinate funding and disbursement requests with clients, escrow agents, funding sources, and internal stakeholders.
• Review construction draw packages, including budgets, inspections, title updates, and supporting documentation for compliance with loan and disbursement requirements.
• Analyze construction budgets and monitor project funding activity throughout the construction lifecycle.
• Prepare recommendations and approval requests for management regarding construction disbursements.
• Monitor project progress and identify budget variances, funding concerns, or other project-related risks.
Asset Management & Portfolio Administration
• Maintain accurate loan and project data within the company's Asset Management System.
• Apply and track assessment payments within servicing systems.
• Support project onboarding, loan boarding, and document management activities.
• Coordinate data and reporting submissions to third-party servicers, backup servicers, investors, and other stakeholders.
• Assist with securitization-related data management and reporting requirements.
• Monitor portfolio performance and support risk identification and mitigation efforts.
Reporting & Process Improvement
• Prepare and maintain construction reporting and portfolio performance reports.
• Update monthly dashboards and key performance indicators (KPIs) for internal stakeholders.
• Assist with ad hoc reporting requests from investors, servicers, auditors, and other third parties.
• Support portfolio balance reconciliation and monthly portfolio reporting activities.
• Contribute to process documentation, operational improvements, and servicing workflow enhancements.
Program Compliance & Administration
• Assist with periodic reviews of program requirements related to construction draws, certifications, payment processing, and fund flow procedures.
• Maintain program files and records within the Asset Management System.
• Ensure servicing activities comply with internal policies, loan documentation, and applicable program requirements.
• Perform additional administrative and operational duties as assigned.
Requirements and skills
• Bachelor's degree in finance, Accounting, Business Administration, Real Estate, or a related field
• 3+ years of experience administering commercial real estate construction loan disbursements (draw administration) is required.
• Experience reviewing draw packages, coordinating third-party inspections, managing funding requests, tracking project budgets, processing lien waivers, and ensuring compliance with loan documentation is strongly preferred.
• Experience with commercial construction lending, real estate lending, or loan servicing processes preferred.
• Experience with C-PACE financing, asset-backed securitizations, billing, collections, or investor reporting is a plus.
• Strong analytical and problem-solving skills with the ability to identify risks and recommend solutions.
• Self-motivated with a proactive mindset and the ability to anticipate issues before they arise.
• Exceptional attention to detail and organizational skills.
• Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
• Strong written and verbal communication skills with the ability to collaborate across internal and external stakeholders.
• Proficiency with Microsoft Office applications, particularly Excel, Word, and PowerPoint.
• Experience with cloud-based systems, loan servicing platforms, or asset management systems preferred.
