Job description

We have an immediate opening for a seasoned Self Storage Manager to lead day-to-day operations at our flagship self-storage facility in one of the best locations in Downtown Los Angeles. This is a full-time, non-resident management position.
If you are a top-performing self-storage professional ready for a challenging role, enjoy people, excel at sales and customer service, take pride in maintaining impeccable standards, and thrive in an independent yet supported role, this is a fantastic opportunity to make a visible impact at a premium urban facility serving DTLA residents, professionals, and businesses. We are seeking one of the best in the business.
Why This Role & Our Company Stand Out Our progressive company sets high expectations because we are committed to excellence and delivering an outstanding storage experience. We equip you with modern tools, comprehensive training, and ongoing support so you can succeed and grow. Our team needs to be focused, energized, professional, and genuinely enjoys their work. We offer stability, a consistent schedule (typically 5 days per week with 2 days off), and real opportunities for professional development.
What You’ll Do
  • LEAD A SELF STORAGE TEAM – You will provide strong, hands-on leadership to drive operational excellence and team performance at our flagship high-rise facility. This premier property demands deep operational expertise, including full mastery of its complex physical layout, multiple points of entry, remote FLS locations with in-office monitoring, Fire Pump, and E-Gen systems. You will ensure all requirements are thoroughly understood and consistently executed through effective staff training, motivation, accountability, and follow-through. Outstanding people leadership and team development are central to success in this high-visibility role.
  • Sales & Revenue Growth: Convert phone, walk-in, and online inquiries into rentals by understanding customer needs and recommending the right solutions. Upsell locks, insurance, supplies, and other services. Meet or exceed occupancy and sales goals.
  • Exceptional Customer Experiences: Deliver friendly, professional, knowledgeable service. Conduct engaging facility tours, build rapport with a diverse urban clientele, resolve issues promptly, and create loyal customers.
  • Daily Operations & Administration: Process move-ins/move-outs and lease agreements efficiently. Handle payments, deposits, and accurate data entry. Manage collections on past-due accounts professionally. Maintain organized files and reports.
  • Facility Excellence & Presentation: Uphold the highest cleanliness and curb-appeal standards in this premium high-rise setting. Perform daily walk-throughs and inspections. Handle light custodial duties, unit preparation, and general upkeep (or coordinate with vendors). Ensure the property always looks move-in ready and professional.
  • Marketing & Community: Participate in local marketing, competitive market surveys, and community networking to promote the facility in vibrant DTLA.
  • Team & Coordination: Train, schedule, and support on-site staff as needed. Collaborate with off-site supervision and corporate resources. Demonstrate leadership and problem-solving in a busy environment.
  • Professional Problem-Solving: Think on your feet, maintain composure, and handle operational or tenant situations professionally while presenting a polished image that reflects the high-rise property.
Who We’re Looking For
  • Demonstrable Leadership AND Management Skills. We seek a seasoned self-storage manager with proven experience operating a large, complex facility. This role requires strong delegation balance – neither under-delegating nor over-delegating – to ensure all team members are responsible and effective.
  • Honest, hard-working, reliable, and self-motivated with a positive, can-do attitude and strong work ethic.
  • Enjoys engaging with people and has excellent sales instincts plus strong phone and in-person communication skills. The customer base is a diverse melting pot of ethnicities, languages, and behaviors – the ideal manager maintains balanced enforcement of rules with composure, avoiding over- or under-reaction.
  • Able to problem-solve independently, multitask in a busy environment, and maintain high standards with minimal supervision.
  • Presents a professional office and personal image at all times.
  • Computer savvy with solid Microsoft Office skills (Word, Excel, Outlook) and quick to learn property management/CRM software.
  • Physically capable of lifting 40–50 lbs, performing custodial tasks (sweeping, trash, cleaning), and conducting regular facility inspections in a high-rise environment.
  • Valid driver’s license, clean driving record, and current auto insurance (for any required errands or deposits).
  • Must pass a background check, drug test, and have good credit history (financial responsibilities involved).
Compensation & Benefits We offer a highly competitive package reflecting the premium DTLA high-rise location and the challenges of this flagship role. Pay will be commensurate with experience and the demands of the position.
  • Base pay of $34.00 – $38.00 per hour (depending on experience)
  • Performance bonus program tied to occupancy, sales conversions, collections, and customer satisfaction
  • Paid vacation, sick time, and holidays
  • Ongoing training, professional development, and career growth opportunities
  • Stable schedule and supportive team environment with the tools you need to excel
