Construction Project Manager

Expected Hiring Range: $50,742.82 to $63,627.66

General Description

  • Identifies, evaluates, and manages capital improvement projects related to building systems, life safety, and regulatory compliance.
  • Develop scopes of work and project schedules ensuring successful projects are completed on time and within budget.
  • Oversees life safety and building systems including fire alarms, sprinkler systems, elevators, HVAC systems, emergency communication systems, backflow preventers, and other critical infrastructure.
  • Coordinates required inspections, testing, certifications, and corrective actions to maintain compliance with applicable regulations and standards.
  • Prepares and administers contracts, change orders, purchase orders, and project correspondence.
  • Manages contractors, consultants, and vendors to ensure projects are completed safely, on time, and within budget.
  • Conducts site inspections and monitors project progress, quality, and contract compliance.
  • Reviews and approves contractor invoices and payment requests in accordance with completed work.
  • Maintains project documentation and contract files from project initiation through closeout.
  • Assists with long-range capital planning, facility assessments, and replacement schedules for major building systems.
  • Provides project management support for emergency repairs and critical building system failures.
  • Collaborates with internal departments to prioritize repairs, compliance activities, and capital improvement initiatives.

Special Requirements

  • Valid NC Driver’s License required.
  • Drug testing and criminal background check required.

Desirable Education & Training

  • Graduation from a four-year college with a degree in construction management is highly preferred.
  • Consideration will also be given to candidates with a High School Diploma or its equivalent and four years of experience in construction work with responsibility for supervision and construction cost estimating, or an equivalent combination of education and experience that provides the required knowledge, skills and abilities.
  • Practical knowledge of asbestos and lead based paint abatements is favorable as is multi-lingual proficiency.
  • Familiarity with MS Office 365 is highly preferred.
