Role Overview: The Tool Install Construction Manager is responsible for planning, coordinating, and executing the safe and successfull installation of semiconductor manufacturing equipment (tools) within a large-scale fab construction environment. Key Responsibilities: Tool Installation Management • Serve as the primary construction manager for all semiconductor tool installation activities, from rough-in through final acceptance. • Manage and coordinate tool install sequencing across multiple bays, zones, and phases of the fab concurrently. • Direct subcontractor and self-perform crews executing mechanical, electrical, process piping, and specialty utility connections to tools. • Oversee first article inspections, rigging, setting, and placement of process equipment per vendor and owner requirements. • Ensure compliance with tool installation specifications, vendor field service engineer (FSE) requirements, and owner's construction standards. MEP Coordination & Oversight • Manage the full scope of MEP rough-in activities supporting tool installation: process mechanical (PM), electrical power distribution (EPD), process exhaust, bulk gas, DI water, PCW, CDA, and specialty chemical systems. • Coordinate with mechanical and electrical subcontractors to ensure on-time utility stub-outs and hook-up readiness ahead of tool deliveries. • Review and interpret MEP design drawings, P&IDs, single-line diagrams, and tool utility connection drawings (UCDs).• Drive resolution of MEP field conflicts and RFIs in collaboration with engineering, design, and owner's representatives. • Support systems turnover and startup activities including loop checks, pre-functional testing, and commissioning of tool-supporting utilities. Schedule & Cost Management • Develop and maintain detailed tool install schedules integrated into the master project CPM schedule (Primavera P6 / MS Project). • Track and report construction progress against milestones; identify critical path risks and implement recovery plans as needed. • Manage subcontractor cost performance, review pay applications, and participate in change order evaluation and negotiation. • Forecast resource requirements for labor, equipment, and materials to support tool install windows. Stakeholder & Vendor Coordination • Serve as the primary construction point of contact for equipment OEM field service engineers (FSEs) during tool delivery and installation. • Coordinate pre-install readiness reviews (PIRRs) and tool bay acceptance reviews between construction, the owner's team, and equipment vendors. • Interface with the owner's process, facilities, and EHS teams to align construction activities with operational and safety requirements. • Participate in weekly project coordination meetings, OAC meetings, and subcontractor progress reviews. Safety & Quality • Champion a zero-incident safety culture and enforce the project site safety plan for all tool install activities. • Conduct and document safety orientations, toolbox talks, and JHA reviews for tool install crews. • Ensure work is performed in compliance with NEC, NFPA, SEMI standards, and applicable local and state codes. • Oversee quality control processes including inspection and test plans (ITPs), hold points, and punch list resolution. • Maintain thorough daily construction logs, photo documentation, and as-built markup records. Qualifications: • Minimum 10 years of progressive construction management experience on large-scale CAPEX projects within the semiconductor or advanced manufacturing industry. • Demonstrated hands-on experience supporting tool installation programs at leading-edge fab facilities for clients such as Intel, Micron Technology, TSMC, Samsung, GlobalFoundries, or similar tier-1 chipmakers. • Deep working knowledge of MEP systems in a cleanroom/fab environment, including process mechanical, bulk gas, chemical distribution, PCW, exhaust, and power systems. • Proven ability to manage multiple concurrent tool install workstreams across different fab bays and subcontractors simultaneously. • Proficiency in reading and interpreting construction documents including civil/structural drawings, MEP drawings, P&IDs, UCDs, and equipment layout plans. • Experience with CPM scheduling tools (Primavera P6 preferred) and construction management platforms (Procore, e-Builder, or equivalent). Preferred Qualifications: • Bachelor's degree in Construction Management, Mechanical Engineering, Electrical Engineering, or a related technical field (equivalent experience considered). • OSHA 30-Hour Construction certification. • PMP (Project Management Professional) or CCM (Certified Construction Manager) certification. • Experience with tool install on EUV lithography, etch, CVD, ALD, CMP, diffusion, or implant equipment. • Familiarity with owner's contractor (OC) and EPCM delivery models in semiconductor construction. • Experience managing fab construction activities in a live or partial-occupancy cleanroom environment. • NFPA 70E - Electrical Safety in the Workplace certification. • Bilingual or multilingual skills are a plus for international project environments.
