Our national multi-family management company seeks a Multifamily Business Development Manager with a "Whatever it Takes" attitude to be responsible for sourcing, negotiating, and securing new Property Management Agreements (PMAs). This role blends high-level business development, financial analysis, executive communication, and contract negotiation.

The ideal candidate is a growth-oriented professional with strong multifamily industry expertise who can confidently speak the language of owners and asset managers while positioning AOG Living as a value-creation partner.

Reports To: Executive Leadership

Location: Houston Corporate Office (Katy)

Supervises: None

Essential Functions

Strategic Business Development

  • Identify, engage, and secure new third-party management client opportunities.
  • Build and maintain a strong pipeline of institutional and private ownership groups.
  • Represent AOG Living at industry conferences, trade associations, and networking events.
  • Develop and deliver executive-level proposals and presentations.

Financial & Executive Communication

  • Confidently discuss and analyze:
    • Net Operating Income (NOI)
    • Internal Rate of Return (IRR)
    • Cap rates
    • Operating margins
    • Lease-up strategies
    • Budget forecasting and variance performance
    • Balance Sheet Analysis
  • Evaluate property financials to identify operational opportunities.
  • Present strategic operating plans to institutional asset managers and private owners.

PMA Negotiation & Contract Management

  • Lead negotiation of Property Management Agreements (PMAs), including:
    • Management fee structures
    • Lease-up fees
    • Construction oversight fees
    • Performance incentives
    • Business Teams
  • Collaborate with executive leadership and legal counsel to finalize agreements.
  • Protect company margins while aligning with ownership objectives.
  • Successfully manage longer, complex sales cycles.

Insurance & Risk Coordination

  • Interface with ownership groups and brokers on property insurance structures.
  • Understand risk exposure and operational impact.
  • Support insurance renewal discussions and risk mitigation strategies.

Cross-Functional Collaboration

  • Partner with operations and regional leadership to ensure smooth onboarding of new assets.
  • Participate in due diligence walks, property tours, and transition planning.
  • Align business development efforts with operational capacity and strategic goals.

Relationship Management

  • Build long-term strategic partnerships with institutional investors, private equity firms, developers, and individual owners.
  • Maintain consistent executive-level communication with key accounts.
  • Support quarterly business reviews when applicable.
  • Prior relationship with potential individual and institutional clients.
  • Minimum 10+ years of multifamily experience in business development, operations, asset management, or related field.
  • Experience working with institutional investors or large portfolio owners preferred.
  • Demonstrated success negotiating complex contracts or service agreements.
  • Strong financial acumen with the ability to analyze and present property-level performance metrics.
  • Proven ability to prospect, build relationships, and close new business.
  • Excellent presentation and executive communication skills.
  • Advanced Microsoft Word, PowerPoint, and Excel skills.
  • Ability to travel as required.
