Maintenance Technician II | Job Overview
As Maintenance Technician II, you will handle work orders independently, assist with preventative maintenance, and support day-to-day upkeep across the community. This role requires HVAC certification and a working knowledge of routine repairs.
Maintenance Technician II | Education, Experience, and License Qualifications
Education:
  • High School or GED equivalent

Experience:
  • Two years of apartment maintenance experience preferred

Licenses & Certifications:
  • Valid Driver's License
  • EPA/ HVAC Certification
  • CPO Certification is a plus

Maintenance Technician II | Job Functions
Repair & Preventative Maintenance
  • Diagnose and perform maintenance and repairs in a timely and professional manner.
  • Assure all service requests are completed by Hawthorne standards.
  • Repair and restore vacant apartments to make ready status in preparation for the next move-in as per company standard.
  • Assist with pool maintenance and cleaning.
  • Completion of preventative maintenance according to the guidelines outlined in company policy.

Maintaining Building & Grounds
  • Perform building and common area upkeep daily. Assist in keeping ground neat and free of litter, debris, and pet waste.
  • Maintain shop appearance to facilitate quick assessment of supply inventory.

Additional Responsibilities
  • Promote good professional relations with residents, co-workers, and company staff. Through the LIVE IT culture, always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees. Always maintain professionalism.
  • Conduct on-call emergency service rotation as scheduled
  • Follow safety guidelines in accordance with OSHA and company policy and standards.
  • Complete special projects as needed.

Work Schedule & Availability
Maintenance Technicians work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role will require participation in an on-call rotation for after-hours emergencies and occasional support for resident events, as needed.
