Job description

Job Title: Property Maintenance Technician
Job Description

As a Property Maintenance Technician, you will be responsible for performing a variety of maintenance tasks to ensure the proper functioning and appearance of residential properties. This role requires a blend of manual skills and technical knowledge to repair and maintain plumbing, electrical systems, HVAC systems, and building surfaces.

Responsibilities

  • Repair or replace plumbing fixtures and pipes, including toilets, sinks, drains, valves, and controls.
  • Unclog clogged fixtures and pipes.
  • Troubleshoot and repair electrical ranges, including replacing burner controls, switches, heating elements, and door handles.
  • Repair or replace electrical systems and components, such as switches, outlets, lighting fixtures, circuit breakers, fuses, and electrical wiring.
  • Repair HVAC systems and components, including air conditioner filter replacement, furnaces, fans, blowers, thermostats, and controls.
  • Prepare walls for painting, clean stoves and refrigerators, and perform general cleaning and repairs to building surfaces, fixtures, systems, and equipment.
  • Perform groundskeeping tasks, including trash removal, trimming, mowing, planting, and snow removal.
  • Use a smartphone or laptop to receive and track work orders through a maintenance ticketing system.
Essential Skills
  • Knowledge of building maintenance and repair techniques.
  • Proficiency in using hand tools and basic power tools.
  • Ability to operate power and hand tools used in carpentry, electrical, and plumbing trades.
  • Minimum of two years of experience in maintaining housing developments or equivalent education and training.
  • Proficiency in plumbing and preventive maintenance.
Additional Skills & Qualifications
  • Possession of a valid driver's license.
  • Must obtain NSPIRE inspections certificate within 12 months of employment.
  • Willingness to provide emergency coverage after hours with a rotating on-call schedule.

Job Type & Location

This is a Contract to Hire position based out of East Greenwich, RI.

Pay and Benefits

The pay range for this position is $24.50 - $24.50/hr.
