Project Manager

Full Time Professional Annapolis, MD, US

The Project Manager will manage hotel renovation projects throughout the entire project lifecycle. Coordinating and collaborating with the project management team, they will evaluate project needs from Request for Proposal documents and plans, prepare detailed scopes of work, budgets, and schedules, and upon award, oversee the buyout of materials and subcontracts, and manage the project though completion.

Project Manager Job Responsibilities:

  • Review bid documents and provide detailed budget and schedule as part of proposal package
  • Oversee material buyout and subcontractor negotiations
  • Manage the progress of various logs (Submittal, RFI, and Change Order)
  • Communicate frequently with internal project team to establish standards and project expectations
  • Run or participate in project team calls
  • Ensure subcontractor and vendor billing is accurate and paid timely
  • Maintain project financials, preparing monthly projection summaries with backup as needed
  • Prepare monthly owner billings (along with project accountant)
  • Mentor and provide direction to assistant project managers and superintendents
  • Establish and maintain relationships with owners, managers, architects, and design teams
  • Travel to jobsites as needed for prebid and preconstruction meetings, oversee floor punch, or meetings with client
  • Understand the complexities of individual projects, based on location, scope, client, duration, etc.
  • Maintain accurate documentation throughout the course of construction, for all phases

Project Manager Qualifications and Skills:

  • Strong math skills including basic geometry and arithmetic
  • Ability to navigate and interpret specifications and plans
  • Ability to manage a large-scale renovation project through the entire project life cycle
  • Ability to handle multiple assignments simultaneously
  • Excellent written and verbal communication skills
  • Able to work in a collaborative environment with many different people

Education and Experience Requirements:

  • High Proficiency in Microsoft Suite (Outlook, Excel, Word) required
  • High Proficiency in plan-reading, as well as estimation software such as Planswift or Bluebeam required
  • Minimum of five years’ experience in construction, large scale renovations, or estimating with progressive responsibility required
  • Experience in hospitality construction, renovation, or estimating preferred
  • Proficiency in Procore highly preferred
  • A minimum of a high school degree. A certificate, related college courses or other formal training in project management, construction or estimating preferred.
