Apartment Maintenance Technician – EPA Universal Certified


Employment Type: Full-Time
Industry: Multifamily / Apartment Property Management
Certification Required: EPA Universal Certification


Position Overview:

We are seeking an experienced and dependable Apartment Maintenance Technician with an active EPA Universal Certification to join a multifamily property maintenance team. The ideal candidate is a well-rounded maintenance professional with strong hands-on experience in HVAC, electrical, plumbing, appliance repair, apartment make-readies, and general property maintenance. This position requires someone who can confidently troubleshoot maintenance issues, complete work orders efficiently, provide professional service to residents, and help maintain the overall condition and operation of the community. EPA Universal Certification and previous apartment/multifamily maintenance experience are strongly preferred for this position.


Key Responsibilities:

  • Diagnose, troubleshoot, and complete apartment maintenance service requests
  • Troubleshoot HVAC systems and perform repairs within certification and company guidelines
  • Perform basic electrical troubleshooting and repairs
  • Diagnose and repair plumbing issues, including toilets, faucets, sinks, disposals, leaks, and related components
  • Troubleshoot, repair, and replace household appliances
  • Complete apartment make-readies and vacant unit turns
  • Perform drywall, sheetrock, painting, caulking, carpentry, and general repairs
  • Install and replace fixtures, hardware, locks, blinds, and other apartment components
  • Respond professionally and promptly to resident maintenance requests
  • Complete preventive maintenance and property inspections as assigned
  • Identify potential maintenance or safety concerns and communicate them to the Maintenance Supervisor or Property Manager
  • Maintain accurate records of completed work orders and repairs
  • Maintain tools, equipment, maintenance areas, and inventory in an organized condition
  • Assist with grounds, common-area, and general property maintenance when needed
  • Follow company safety procedures and applicable EPA requirements
  • Participate in an on-call rotation when required by the property


Required Qualifications:

  • EPA Universal Certification
  • Previous apartment, multifamily, residential, or similar maintenance experience
  • Strong working knowledge of HVAC systems and troubleshooting
  • Working knowledge of plumbing and electrical repairs
  • Experience troubleshooting and repairing appliances
  • Experience with apartment turns and make-ready work
  • Ability to diagnose maintenance issues and determine appropriate repairs
  • Ability to safely operate hand and power tools
  • Strong attention to detail and quality workmanship
  • Ability to prioritize and complete work orders efficiently
  • Professional communication and customer service skills
  • Dependable attendance and strong work ethic
  • Reliable transportation
  • Ability to perform physically demanding work, including lifting, bending, kneeling, climbing stairs, and working indoors and outdoors


Highly Preferred Qualifications:

  • CPO Certification
