Job Description
The Janitor/Custodian is responsible for maintaining a clean, safe, and welcoming environment for residents and visitors. Reporting directly to the Community Manager, this role is part of a larger team of genuinely helpful and friendly associates who take pride in delivering exceptional service standards.
This position requires a detail-oriented and proactive individual who contributes to the overall resident experience through consistent, high-quality cleaning and facility maintenance.
Essential Duties & Responsibilities
The duties listed below are representative of the role and may evolve based on operational needs:
  • Perform daily cleaning of all common areas, including lobbies, hallways, elevators, lounges, gym, change rooms, and other amenity spaces
  • Maintain cleanliness and upkeep of recreational facilities, including the
  • Remove garbage and recycling from designated areas and prepare bins for collection
  • Complete routine and non-routine cleaning tasks as assigned
  • Monitor and maintain cleanliness of exterior areas, including entrances and parkade/parking areas
  • Respond to emergency cleaning requests as required
  • Report deficiencies, maintenance concerns, vandalism, and supply inventory needs to the Community Manager
  • Ensure all assigned areas meet health, safety, and cleanliness standards
  • Deliver a high level of resident service through professional, courteous, and respectful interactions
  • Complete assigned tasks in accordance with established procedures and timeline

Specialized Pool & Facility Responsibilities

  • Opportunity to obtain pool certification (supported by the Company)
  • Conduct pool water testing and sampling in accordance with Alberta Health Services (AHS) requirements
  • Maintain accurate and up-to-date pool log records, including weekend documentation
  • Assist with monitoring and replenishing pool chemicals, in accordance with trained procedures and safety standards
  • Report any irregularities or concerns related to pool operations to the Community Manager immediately
Additional Duties & Responsibilities
  • Adhere to FirstService Residential Global Service Standards
  • Maintain the highest standards of professional and ethical conduct
  • Follow all safety procedures, policies, and Standard Operating Procedures
  • Participate in meetings and training sessions as required

Education & Experience
  • High School diploma or equivalent
  • Minimum 2 years of cleaning/janitorial experience in residential or commercial environments preferred
