Job Overview:
FirstService Residential is seeking an experienced Senior Portfolio Manager to oversee 4-6 luxury high-rise condominium communities in New Jersey. This highly visible leadership role serves as the primary strategic partner to the Boards of Directors and is responsible for the overall operational, financial, and physical management of the communities.
The ideal candidate is an experienced condominium management professional with a proven track record managing luxury high-rise residential properties, building strong client relationships, overseeing large-scale operations, and leading high-performing onsite teams. This individual must be able to operate independently, exercise sound judgment, and provide exceptional service to Boards, residents, and stakeholders.
Your Responsibilities:
Board & Client Relationship Management
  • Serve as the primary liaison and trusted advisor to the Boards of Directors.
  • Develop and maintain strong relationships with Board members, residents, and community stakeholders.
  • Provide strategic recommendations regarding community operations, capital planning, budgeting, and long-term objectives.
  • Prepare and present comprehensive management reports, financial updates, and operational recommendations.
  • Attend Board, committee, and annual meetings and ensure timely execution of Board directives.
Financial Management
  • Lead the preparation, implementation, and administration of annual operating and reserve budgets.
  • Monitor financial performance and provide monthly variance analysis and forecasting.
  • Ensure responsible stewardship of association assets and financial resources.
  • Review contracts, expenditures, and invoices for accuracy and budget compliance.
  • Partner with accounting teams, auditors, and legal counsel regarding collections, reserve funding, and financial matters.
Community Operations
  • Oversee all aspects of day-to-day operations for luxury high-rise condominium communities.
  • Conduct regular property inspections and ensure the communities maintain exceptional standards of appearance, maintenance, and safety.
  • Monitor building systems, preventive maintenance programs, and operational efficiencies.
  • Ensure compliance with governing documents, policies, procedures, and applicable regulations.
  • Lead emergency preparedness planning and response efforts when necessary.
Capital Projects & Vendor Management
  • Manage competitive bidding processes and contract negotiations for service providers and capital projects.
  • Oversee vendor performance to ensure service levels meet community expectations.
  • Partner with engineers, architects, consultants, and contractors on capital improvement initiatives.
  • Monitor project timelines, budgets, and deliverables to ensure successful project execution.
  • Provide recommendations regarding reserve projects and long-term property maintenance planning.
Leadership & Team Development
  • Provide leadership, coaching, and oversight to onsite management and operational teams.
  • Foster a culture of accountability, professionalism, and exceptional customer service.
  • Support employee development, performance management, and succession planning initiatives.
  • Collaborate with internal departments to ensure seamless service delivery to the communities.

Skills & Qualifications:
  • Minimum 7 years of condominium, co-op, community association, or high-rise residential management experience.
  • Demonstrated success managing luxury residential communities and working directly with Boards of Directors.
  • Experience overseeing complex building operations, vendor relationships, and capital improvement projects.
  • Strong financial acumen, including budgeting, forecasting, reserve planning, and financial reporting.
  • Proven ability to independently manage multiple priorities and stakeholders in a fast-paced environment.
  • Excellent interpersonal, presentation, negotiation, and conflict-resolution skills.
  • Strong knowledge of building operations and property management best practices.
  • Proficiency in Microsoft Office Suite and property management software platforms.
  • Experience managing luxury high-rise condominium communities in Jersey City, Hoboken, Manhattan, Brooklyn, or comparable urban residential markets.
  • Experience managing multimillion-dollar operating and reserve budgets.
  • Knowledge of condominium governance and community association operations.

What We Offer:
As a full-time exempt associate, you will be eligible for full comprehensive benefits to include your choice of multiple medical plans, dental, vision, and others. In addition, you will be eligible for time off benefits, paid holidays and a 401k with company match . Occasional travel may be required to attend training and other company functions.
Compensation:
$100,000 - $120,000 annually
