Hess Services, Inc. is hiring a Building Maintenance Manager responsible for coordinating preventive maintenance, managing repairs, and supervising maintenance activities across company facilities. This position requires strong problem-solving skills, attention to detail, and a commitment to safety. Job Purpose: Responsible for planning and implementing preventative maintenance, repairs, installation and modification of building and manufacturing equipment in an efficient, safe, timely manner.


Essential Functions include the following:

  1. Lead, mentor, and manage team of maintenance technicians.
  2. Oversee preventive maintenance strategies to optimize equipment performance and minimize downtime.
  3. Implement and uphold safety protocols and regulations to maintain a safe, secure workplace.
  4. Perform routine maintenance tasks such as inspecting, cleaning, and repairing building systems and equipment. Troubleshoot MEP systems.
  5. Review equipment manuals and track equipment repairs to establish and improve preventive maintenance schedules to reduce equipment breakdowns.
  6. Ensure that upcoming preventative maintenance items are scheduled with area management to minimize the impact on production and construction activities. Have all required parts available for the maintenance technician at the start of the maintenance activity. Deliver all required parts to the technician at the start of the maintenance activity.
  7. Ensure that as maintenance items are completed that the information is retained and that the maintenance items are completed in the FIIX system so that we have an accurate representation of the maintenance workload. Generate reports from FIXX system.
  8. Coordinate with contractors for major repairs or installation.
  9. Manages any projects assigned, coordinates resource, elevates obstacles to leadership to complete goals on time.
  10. Train team to follow procedures, rules and regulations ensuring a safe and clean work environment.
  11. Performs additional duties as needed.
  12. Regular attendance and timeliness.


Requirements:

Qualifications and Requirements: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.   1. Minimum 5 years’ experience in maintenance (manufacturing environment a plus) with 2 years in supervisory capacity preferred.
  2. Strong mechanical knowledge and understanding of building systems.
  3. Experience with industrial maintenance practices, including fabrication and welding.
  4. Excellent written and verbal communication skills.
  5. Ability to read and interpret documents such as charts, blueprints, procedure manuals and job instructions with basic problem-solving skills.
  6. Experienced PC skills: Microsoft Office, (specifically Excel chart/ graphs), and Email.
  7. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  8. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  9. Ability to manage time effectively and prioritize tasks to meet deadlines. Has strong attention to detail and organizational skills. Project management principles a plus.
  10. Ability to use hand tools and power tools. Ability to accurately read and record measurements using calipers, micrometers, and other measuring tools, as well as read a tape-measure.
  11. Ability to use department equipment: scissor, boom, and forklifts. Able to work safely on lifts and is able to work at heights. (boom lifts)
  12. Ability to maintain confidentiality.
