PAY RANGE: $16.00-$20.00 based upon experience.

THE COMPANY: Intrinsic Development is a full service real estate development company that specializes in upscale multi-family and commercial mixed-use developments. Our organization has built more than 3.5 million square feet of projects, with an additional 300,000 square feet currently under construction. The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed-use, multi-family, hotels, clinics, offices and restaurants across 6 Midwestern states. We are excited to expand into Lee's Summit, Missouri which will be the new home for our corporate office. This expansion coincides with the launch of our new 260+ acre mixed-use development, which will feature approximately 2,900 luxury multi-family units, as well as over 660,000 square feet of retail, office, entertainment, hospitality space, and other related commercial uses.

THE PRECONSTRUCTION INTERN POSITION: Intrinsic Development is seeking a Preconstruction Intern to support our Project Management and Estimating teams with early-phase project planning and coordination. This role offers hands-on experience in the preconstruction process, from document management and bid coordination to cost estimating and subcontractor outreach, providing valuable exposure to the business side of real estate development and construction.

PRECONSTRUCTION INTERN RESPONSIBILITIES:

  • Assist the Preconstruction Team with organizing bid invitations, drawing sets, and project documentation.
  • Support the solicitation and qualification of subcontractors and vendors.
  • Help prepare and distribute bid packages, track responses, and compile comparison spreadsheets.
  • Review plans and specifications to assist in quantity takeoffs and cost estimating.
  • Coordinate preconstruction meetings and document meeting notes for team distribution.
  • Assist in assembling budgets, schedules, and proposals for upcoming projects.
  • Maintain accurate records of bids, proposals, and contract documentation.
  • Participate in learning opportunities across departments to gain a full understanding of the development process from concept through construction.

PRECONSTRUCTION INTERN QUALIFICATIONS:

  • Currently pursuing a degree in Construction Management, Architecture, Civil Engineering, or a related field.
  • Strong interest in multi-family and mixed-use development projects.
  • Excellent attention to detail and organizational skills.
  • Proficient in Microsoft Office (Excel, Word, Outlook); familiarity with Bluebeam or Procore is a plus.
  • Strong written and verbal communication skills.
  • Analytical mindset and eagerness to learn the technical and financial aspects of construction.
  • Availability to work up to 20 hours per week during the semester and up to 40 hours per week during the summer.
