As a SeniorEstimator, you will support the Director of Preconstruction in delivering high-quality preconstruction services for high-rise residential projects. The Estimator is a pivotal member of our preconstruction team, responsible for preparing accurate and competitive cost estimates for high-rise residential projects. This role involves detailed quantity take-offs, comprehensive cost analysis, and collaborative engagement with various stakeholders to ensure project viability and successful tender submissions.


What You Will Do

  • Estimate Development: Prepare detailed cost estimates across all project stages, including conceptual, preliminary, progress, control, and final bid/tendered budgets for high-rise residential towers.
  • Quantity Takeoffs: Conduct precise quantity take-offs for all building components and systems, including structural, architectural, building envelope, interior finishes, and Mechanical, Electrical, and Plumbing (MEP)
  • Subcontractor & Supplier Management: Solicit, analyze, and evaluate bids from trade contractors and suppliers, preparing comprehensive comparison sheets to inform final pricing.
  • Tender & Bid Preparation: Compile complete and professional tender documents and bid packages for submission.
  • Cost Analysis & Value Engineering: Contribute to value engineering efforts by identifying cost-saving opportunities, analyzing cost implications of design alternatives, and optimizing material and construction methods.
  • Collaboration & Communication: Work closely with the Chief Estimator, Project Managers, Consultants, Owners, and Trades to ensure a thorough understanding of project scope, design.
  • Data Management: Maintain and update estimating databases, including historical cost data, unit pricing, and assembly models, to enhance future estimating accuracy.
  • Risk Identification: Identify and assess potential risks related to estimates, subcontractor proposals, and market conditions, reporting significant exceptions to the Chief Estimator.
  • Site Evaluation: Conduct site visits and inspections for proposed projects to gather essential information influencing cost and construction logistics.


This role could be for you if you have

  • Bachelor's Degree or Diploma in Construction Management, Civil Engineering, Quantity Surveying, or a related Applied Science/Engineering discipline.
  • Professional designation (e.g., P.Eng., AScT) is preferred. A proven background in the trades, particularly carpentry, coupled with relevant experience, will also be considered.
  • 10 - 12+ years' of progressive experience in construction estimating, with a strong emphasis on high-rise residential projects.
  • Proven proficiency in industry-standard estimating software (e.g., Timberline Precision Estimating, On-Screen Takeoff, Bluebeam) and advanced Microsoft Excel skills.
  • Knowledge of various construction contract types (e.g., CCDC2, CC5A, CCDC5B, CCA1) and their implications on project estimates.
  • Ability to accurately read, interpret, and analyze complex architectural drawings, specifications, and other project documents.
