Hines is hiring an Associate or Director of Industrial and Logistics, title and compensation shall be commiserate with experience.  This position is charged with underwriting and executing acquisitions and developments of light industrial real estate investments in the Phoenix MSA with the potential for additional geography in the region.  Responsibilities include but are not limited to:

  • Actively support the Senior Managing Director to engage with the ownership community on off market purchases of existing industrial buildings and industrial development sites.
  • Gathering, vetting and prioritizing offering memorandums for the acquisition of existing assets as well as marketed development sites.  Perform financial modeling of acquisitions and developments, as well  respond to leasing RFPs and issuing leasing proposals that achieve the targeted financial metrics.
  • Prepare financial models, development budgets, investment committee presentations, and monthly financial reports to investors.
  • Support the Senior Managing Director to coordinate the work of external consultants, including property condition assessment consultants, design architects, and engineers in addition to internal teams, including construction, accounting, and property management.
  • Collaborate with the asset management team on leasing and operational assignments.
  • Participate in on-site OAC meetings with the Hines construction manager to lead the diligence, site planning, and building design, and manage the consultant and contractor teams to deliver new construction on-time, on-budget, and on-quality.
  • Assist with interactions with third-party brokers to manage the leasing of the industrial portfolio.  Interact with city officials on planning and zoning issues.
  • Interface with the Senior Managing Director for capital requirement and liquidity purposes.  Prepare monthly investor reports, variance analyses and updated proformas.

Minimum Requirements Include:

  • Bachelor’s degree and/or MBA from an accredited university.
  • Work experience will be considered in lieu of graduate degree.
  • Three or more years’ work experience specifically in underwriting and financial analysis, preferably in industrial and logistics.  Experience in alternate asset class may be considered.
  • Proficiency with financial analysis.
  • Exposure to development, construction and leasing is a plus.
  • Underwriting and excel skills.
  • Excellent interpersonal and communication skills with an eye for detail.
  • Possess a sense of urgency and desire to grow the industrial platform.
  • Demonstrate strong initiative and problem-solving skills.
  • Willingness to roll up your sleeves and work closely with a team of consultants and contractors.
