Job description

As our Land Acquisition Specialist, you are the engine of our pipeline. Your primary directive is simple: Find off-market land. You will spend your days digging into tax maps, pounding the pavement, cold-calling landowners, and networking with local brokers to uncover hidden infill or subdivision development opportunities before anyone else knows they exist.


This is a high-autonomy, relationship-driven role perfect for a self-motivated hustler who knows the local geography and loves the thrill of uncovering hidden real estate gems.

Compensation:

$60,000 - $100,000 yearly


Responsibilities:
  • Land Sourcing & Feasibility Tracking: Identify prime residential acquisition targets across Portland Metro and Clark County. Run initial development feasibility checks using local GIS tracking, environmental maps, and zoning codes before initiating outreach.
  • Pipeline Hunting: Build a robust pipeline of off-market leads through relentless direct outreach, phone calls, and networking with local property owners, residential brokers, and municipal contacts.
  • Underwriting & Due Diligence: Coordinate the preliminary due diligence process on prospective sites. Evaluate zoning constraints, Urban Growth Boundary (UGB) status, utility availability, stormwater requirements, and entitlement timelines.
  • Proforma & Deal Creation: Build preliminary deal summaries, financial proformas, and market analyses to demonstrate project viability to the executive leadership team.
  • Deal Progression: Assist leadership in negotiating Letters of Intent (LOIs) and Purchase and Sale Agreements (PSAs). Work alongside our civil engineering and legal teams to ensure a smooth transition from contract to the entitlement phase.

Qualifications:
  • Development Experience (Required): Proven experience or deep working knowledge of the land entitlement and physical development process in the Pacific Northwest (Oregon and/or Southwest Washington).
  • The "Hunter" Mindset: Comfortable with cold outreach and self-directed prospecting. You don't wait for deals to hit the MLS—you uncover them using your industry knowledge.
  • Regulatory Literacy: Strong understanding of local land-use frameworks, zoning ordinances, and municipal codes (such as Clark County code, Oregon's UGB, and local overlay districts).
  • Technical & Financial Acumen: Ability to comfortably interpret plat maps, preliminary civil sketches, and build basic financial underwriting proformas in Excel.
  • Communication: Exceptional relationship-building skills. You can speak the language of engineering consultants, city planners, and multi-generation local landowners with equal confidence.
