Job Summary:
The Real Estate Research Specialist is responsible for analyzing demographic, geographic, competitive, and store performance data to support strategic retail site selection and market development initiatives. In addition to sales forecasting, this role partners closely with the Real Estate team and cross-functional departments to evaluate cannibalization impacts and optimize store deployment strategies. The Research Specialist conducts desktop market research, assesses site development plans, and integrates multiple data sources to provide data-driven recommendations and final sales forecasts that support informed real estate investment decisions. Independent sales forecasting and site analysis serves as the primary focus of this role and is the foundation for supporting real estate decision-making.
What will you do?
  • Analyze demographic, geographic, and competitive data to assist in evaluating potential store locations and market opportunities

  • Independently complete sales forecasts and performance projections for new and existing locations

  • Prepare site specific research slides to support real estate strategy and leadership decision-making

  • Partner with Real Estate, Finance, and Operations teams to support site selection and portfolio planning

  • Assist with learning, maintaining and enhancing research tools, data sources, and analytical methodologies used by the Research team

  • Gain exposure to real estate planning processes and analytical tools to build foundational knowledge in site selection and market analysis

Qualifications:
  • Strong analytical, quantitative, and problem-solving skills.

  • Advanced proficiency in Microsoft Office (Excel required)

  • Mathematical aptitude and familiarity with statistical applications.

  • Applied or retail geographic background/skills helpful for spatial analysis work.

  • #Li-Em1High attention to detail and ability to manage multiple priorities.

  • Ability to interpret data and support development of recommendations

  • Advanced proficiency in Excel; experience with data analysis tools and GIS platforms preferred.

  • Experience: 0-2 years of internship or academic experience in data analysis, research or Geographic Information Systems (GIS) preferred

  • Education: Bachelor's degree in real estate, geography, data analysis, or similar field of study; or equivalent combination of education and/or experience
