Job description

KALCON is seeking an experienced Tenant Fit‑Out (TFO) Project Manager to serve as an Owner's Representative on newly constructed data center facilities. This role supports the Tenant Fit‑Out phase of data center delivery, which follows completion of the base build and focuses on the installation, integration, and turnover of tenant‑specific infrastructure within a brand‑new facility. The TFO Project Manager will oversee owner‑furnished and tenant‑specific scopes including white space build‑out, MEP distribution, equipment installation, system tie‑ins, testing, commissioning, and readiness for operations. The role interfaces closely with the base build team, general contractor, trade partners, and commissioning agents to ensure tenant scopes are delivered in alignment with design intent, schedule milestones, quality standards, and operational requirements.


Duties and Responsibilities:

  • Serve as the Owner's Representative Project Manager for the Tenant Fit‑Out (TFO) phase of a newly constructed data center facility, representing owner/developer interests throughout execution, commissioning, and turnover.
  • Provide direct oversight of tenant fit‑out construction activities within a completed base build, including white space build‑out, power and mechanical distribution extensions, equipment installation, controls integration, and support infrastructure.
  • Act as the primary coordination point between the owner/developer, general contractor, base build team, tenant delivery teams, designers, and commissioning agents to ensure alignment across scopes and responsibilities.
  • Monitor and evaluate general contractor and subcontractor performance relative to approved schedule milestones, quality requirements, safety compliance, and sequencing, without directing construction means or methods.
  • Review, coordinate, and support approvals of submittals, RFIs, design clarifications, and field change requests related to tenant fit‑out and system integration scopes.
  • Track and manage tenant‑level schedule milestones, ensuring alignment with the overall campus master schedule and commissioning plan.
  • Identify schedule risk and support mitigation or recovery strategies in coordination with project controls leadership.
  • Participate in progress meetings, coordination meetings, and commissioning readiness discussions, documenting action items and driving timely resolution of tenant‑fit‑out-related issues.
  • Identify risks related to constructability, access, sequencing, shutdowns, system tie‑ins, and commissioning readiness, and proactively elevate concerns with recommended paths forward.
  • Support testing, commissioning, punch list execution, and readiness for turnover, verifying tenant systems are complete, coordinated, documented, and aligned with operational requirements.
  • Review and verify progress reporting, change impacts, and pay‑application support documentation associated with tenant fit‑out scopes, providing recommendations to the owner.
  • Provide clear, concise reporting to owner leadership on progress, risks, decisions, and issues impacting tenant delivery, schedule certainty, and operational readiness.
  • Additional duties as assigned by Management
