Job description

Project Manager – General Contractor (Multifamily)

Dakota Enterprises is seeking a Project Manager - General Contractor to lead ground‑up multifamily construction projects in Houston, TX from preconstruction through Certificate of Occupancy (CO).

We are looking for candidates with strong multifamily construction experience and working knowledge of Houston‑area permitting and approvals. Candidates currently operating on multifamily projects in Houston, and ready to step into a full PM role are encouraged to apply.

Role Overview

You will be responsible for managing ground‑up multifamily developments from permitted plans through buyout, construction, and closeout within a vertically integrated development platform.

This role requires the ability to navigate Houston’s permitting, planning, and inspection environment while executing projects in the field.

Core Responsibilities
  • Manage full lifecycle of multifamily construction projects (Houston‑based)
  • Interpret plans, perform take‑offs, and develop scopes of work
  • Lead subcontractor buyout, contract negotiation, and cost control
  • Build and maintain project schedules and drive timelines
  • Oversee construction execution, coordination, and site logistics
  • Partner with development team during preconstruction to align plans with Houston requirements and produce accurate budgets
  • Coordinate with local authorities to move projects through permitting, inspections, and final approvals
Required Experience
  • 5+ years managing or leading ground‑up multifamily construction projects
  • Experience working on multifamily developments in Texas (Houston preferred)
  • Exposure to permitting and approvals within the City of Houston or similar municipalities
  • Ability to take a project from preconstruction or permitting phase through completion
  • Direct, hands‑on experience with City of Houston permitting and plan approvals
  • Experience coordinating with Houston Planning & Development and Public Works
  • Proven track record delivering projects through Certificate of Occupancy (CO) in Houston
  • Background with a general contractor or developer‑builder
Licenses / Certifications

No state or local general contractor license is required.

PMP, CCM, OSHA 30, or similar certifications are a plus; however:

Direct experience with Houston permitting and multifamily construction will be prioritized.
