Floating Regional Property Manager

Based in Denver, CO | Full-Time | Extensive Travel Required

Outrig is a rapidly growing owner/operator of high-end RV, boat, and small-bay storage properties across the United States. We invest in new technologies, services, and amenities to deliver a best-in-class experience for our customers. As we continue to expand our national portfolio, we're looking for a Floating Regional Property Manager all-star to help lead our growth across properties nationwide.

The Role

We're seeking a highly organized, proactive, and communicative Floating Regional Property Manager to oversee day-to-day operations across a rotating set of properties nationwide. Based out of Denver, CO, you'll travel to properties across the country roughly three weeks out of every four, stepping in to run sites, support local teams, and cover gaps as our portfolio grows. You'll be the primary point of contact between ownership, tenants, vendors, and our brokerage team at each site you support — keeping properties running smoothly, well-maintained, and tenants happy. This is a hands-on, high-travel role for someone who thrives on variety, moves fast, and takes pride in a well-run property wherever they land.

Schedule: Full-time. Travel to assigned properties approximately 3 out of every 4 weeks per month, with the remaining week based in Denver, CO.

What You'll Do

Operational Oversight

• Travel to assigned properties across the country to oversee daily operations, including maintenance, landscaping, and common areas.

• Monitor building systems and jump in personally when something needs fixing.

• Conduct regular property inspections to ensure every site meets our standards.

• Supervise onsite maintenance staff at each property, covering unit maintenance requests, landscaping, and seasonal upkeep.

• Provide coverage and hands-on leadership at properties experiencing staffing gaps, ramp-ups, or transitions.

Brokerage & Leasing Support

• Build a strong working knowledge of local market dynamics at each assigned property — lease rates, vacancy, and competition.

• Partner with our brokerage team to keep new prospect and renewal leasing moving: show spaces, prep units for tenants, and help close deals.

Tenant Relations

• Be the friendly, go-to face for tenants on-site and over the phone.

• Manage move-ins, move-outs, and everything in between, making sure units are move-in ready.

• Coordinate site access for vendors, contractors, and special requests.

Vendor & Contract Management

• Hire, manage, and hold outside vendors and contractors accountable for quality work.

• Keep vendor contracts current and monitor performance.

• Competitively bid upgrades and services to get the best value.

Financial & Administrative

• Support FP&A with monthly reporting packages.

• Partner with accounting on annual budget preparation.

• Review invoices, track expenses, and help manage property budgets.

• Maintain organized records of repairs, communications, and site activity.

Compliance & Risk Management

• Ensure properties comply with all applicable codes, safety standards, and regulations.

• Proactively identify risks and take steps to keep properties safe and secure.

What You Bring

• 5+ years of commercial property management experience, ideally in office, mixed-use, or storage settings.

• Proven experience managing staff and third-party vendors.

• Strong interpersonal and communication skills with a genuine focus on tenant service.

• Proficiency with property management software (Yardi, MRI, or similar); Doorloop experience a plus.

• Ability to juggle multiple priorities, budgets, and timelines with ease.

• Solid understanding of lease terms and vendor contracts.

• Bachelor's degree in Business, Real Estate, or a related field preferred; CPM or RPA designation a plus.

• Highly organized with the ability to drive multiple projects simultaneously.

• A positive, resilient attitude and a true team-player mindset — willing to wear multiple hats.

• Willing and able to travel extensively, approximately 3 out of every 4 weeks per month, to properties across the United States.

• Comfortable with a road-warrior lifestyle — frequent flights, hotel stays, and adapting quickly to new sites and teams.

• Based in or willing to relocate to the Denver, CO area.
