Summary/Objective:
The Maintenance Supervisor is responsible for overseeing the physical upkeep of the community and supervising maintenance technicians. This role includes maintaining and operating all mechanical equipment, excluding those specifically designated for contract repair and service.
Essential Functions:

  1. As the maintenance supervisor, it is essential to take the lead in guiding your team on service requests and delegating tasks effectively. Your role is crucial in ensuring that all maintenance duties are performed efficiently by all team members.
  2. Inspect buildings, grounds, and common areas to identify and address needed preventative maintenance.
  3. Ensure that the buildings and common areas are clean and the grounds are properly maintained.
  4. Identify and mitigate current and potential safety hazards.
  5. Maintain stock to ensure parts are on hand to complete timely work orders.
  6. Perform necessary maintenance and repairs in units as specified in work orders.
  7. Prepare vacant apartments for occupancy in accordance with company guidelines.
  8. Utilize a cell phone to complete work orders using the RealPage application.

Supervisory Responsibility:
This position has overall supervisory responsibility for maintenance technicians.
Work Environment:
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts, and vibration. The employee is occasionally exposed to various extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Position Type/Expected Hours of Work:
This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m., with rotating on-call status for emergencies.
Travel:
No travel is expected for this position.
Required Education and Experience:
  • High school diploma or general education degree (GED).
  • Minimum of 5 years of verifiable apartment maintenance or hotel industry experience.
  • Minimum of 3 years of verifiable supervisory experience.
