Job description

The Environmental Compliance Manager is responsible for environmental reporting, compliance tracking, and risk mitigation efforts across a large, multi-state portfolio of industrial and commercial properties. This role is highly execution-focused and requires a proactive, solutions-oriented mindset. The ideal candidate is not only skilled at identifying environmental risks, but is equally capable of developing and driving practical, business-minded solutions to mitigate those risks in collaboration with internal teams, regulators, and external partners.
This position plays a critical role in protecting the organization from regulatory exposure while supporting ongoing operations across approximately 90 million square feet of real estate in 27 states while experiencing aggressive growth. The Environmental Compliance Manager must be a self-starter who takes ownership, navigates complexity, is able to work independently, and ensures issues are resolved efficiently and effectively.
Work Environment
• This role is based in a professional office environment with regular interaction across property management, operations, maintenance, construction, and leadership teams.
• Approximately 20% travel is required to visit sites across the portfolio to conduct environmental assessments, engage with local teams, and meet with regulatory agencies.
• Site visits will include both active and inactive industrial and commercial environments, requiring adherence to all safety protocols and PPE requirements.
• The role requires the ability to balance fieldwork, regulatory interaction, and administrative reporting responsibilities.
Responsibilities
• Conduct environmental compliance and risk assessments across multi-site operations; develop and implement practical, business-oriented mitigation and corrective action strategies while driving issue resolution through clear accountability, gap assessment management, and project follow-through.
• Serve as the primary point of contact for environmental reporting and compliance tracking across the property portfolio.
• Partner with site leadership, operations teams, and maintenance personnel to ensure proactive compliance with federal, state, and local environmental regulations.
• Coordinate with external consultants, engineers, and remediation contractors to execute corrective actions and environmental projects.
• Engage directly with regulatory agencies during inspections, reporting processes, or issue resolution efforts.
• Maintain accurate and organized environmental records, permits, and reporting documentation.
• Standardize environmental compliance processes and tracking tools across all sites to ensure consistency and scalability.
• Interpret environmental regulations and apply requirements operationally across multiple jurisdictions.
• Analyze environmental risk and develop business-oriented mitigation strategies.
o Gap assessment management.
o Project tracking.
• Provide executive-level compliance summaries, risk reports, and mitigation updates.
Qualifications
Required:
• Bachelor's degree in Environmental Science, Environmental Engineering, Occupational Health & Safety, or a related field (or equivalent experience).
• 3-7+ years of experience in environmental compliance, preferably within industrial, logistics, manufacturing, or commercial real estate environments.
• Strong working knowledge of EPA, state, and local environmental regulations (e.g., air, water, waste, and hazardous materials).
• Experience managing environmental compliance across multi-state industrial or commercial real estate portfolios.
• Ability to interpret environmental regulations and apply requirements operationally across multiple jurisdictions.
• Demonstrated ability to identify issues and independently drive solutions to completion.
• Experience coordinating with regulators, third-party consultants, and contractors.
• Strong organizational and documentation skills related to compliance reporting and tracking.
• Willingness and ability to travel approximately 20%.
• Ability to traverse industrial properties:
o Uneven terrain.
o Active construction sites.
o Heights (ladders/platforms/manlifts/multiple levels of stairs)
• Certified Safety Professional (CSP).
• Registered Environmental Manager (REM).
• Certified Hazardous Materials Manager (CHMM).
• Spill Prevention, Control and Countermeasure (SPCC).
• Stormwater Pollution Prevention Plan (SWPPP).
Preferred:
• Experience supporting multi-site or geographically dispersed operations.
• Familiarity with environmental management systems and compliance tracking tools.
• Background working with older industrial properties or legacy environmental conditions.
Key Competencies:
• Problem Solver - takes ownership and drives resolution, not just identification.
• Business-Oriented Thinking - balances compliance requirements with operational realities.
• Communication Skills - able to work effectively with site teams, leadership, and regulators.
• Attention to Detail - ensures accuracy in reporting and documentation.
• Accountability - follows through on commitments and timelines.
• Software/System familiarity -
o Federal and State reporting portals.
o MS Office Suite, particularly Excel.
Benefits Include
• Paid holidays.
• PTO.
• Health insurance.
• Dental insurance.
• 401(k) match.
