Job description

Overview
Since its founding in 1992, Edgewood Properties has established itself as a leading real estate development and property management company.
With corporate headquarters in New Jersey, the company is on a course of growth leading to activities across the nation.
Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.
Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on-board.
We're currently seeking a full time Elevator Maintenance Manager for our multi-family portfolio of properties, with at least 5+ years of industry experience, Piscataway, NJ.
This position will require travel as needed to our portfolio of properties in NJ
Job Summary
The Elevator Maintenance Manager is responsible for leading the elevator maintenance department across the company's residential apartment portfolio, ensuring all vertical transportation equipment (elevators, and related lift systems) operates safely, reliably, and in compliance with local, state, and federal regulations. This role manages a team of technicians and/or third-party maintenance vendors, oversees preventive and corrective maintenance programs, manages capital improvement and modernization projects, and serves as the primary point of accountability for elevator uptime, safety, and code compliance across all managed properties.

Team & Vendor Leadership
  • Hire, train, schedule, and supervise in-house elevator technicians (or manage contracts with third-party elevator maintenance vendors)
  • Set performance expectations, conduct evaluations, and provide ongoing coaching and professional development
  • Coordinate on-call and emergency response coverage for elevator entrapments and outages, including 24/7 escalation protocols

Maintenance & Compliance
  • Develop and oversee preventive maintenance schedules for all elevators, escalators, and lift equipment across the portfolio
  • Ensure all equipment is maintained in compliance with applicable codes (e.g., ASME A17.1, local Department of Buildings requirements, state elevator safety codes)
  • Track and schedule required annual/periodic inspections, permits, and certifications with local authorities having jurisdiction (AHJ)
  • Maintain accurate maintenance logs, inspection records, and compliance documentation for each property
  • Respond to and manage resolution of elevator entrapments, breakdowns, and safety incidents

Capital Projects & Budgeting
  • Assess equipment lifecycle and recommend modernization, repair, or replacement projects
  • Develop and manage the department's operating and capital budgets
  • Solicit bids, negotiate contracts, and manage relationships with elevator service companies, parts suppliers, and modernization contractors
  • Oversee elevator modernization and capital improvement projects from scope development through completion

Cross-Functional Coordination
  • Partner with property management teams to minimize resident disruption during maintenance, outages, and upgrades
  • Communicate elevator status, outages, and timelines to property managers and, as needed, residents
  • Collaborate with risk management/insurance on incident reporting and safety audits
  • Support due diligence and equipment condition assessments for property acquisitions

Qualifications
Qualifications
Required
  • 5+ years of experience in elevator maintenance, repair, or installation, including 2+ years in a supervisory or management role
  • Strong working knowledge of elevator codes and safety standards (ASME A17.1/CSA B44, local AHJ requirements)
  • Experience managing vendor contracts and/or unionized or non-union maintenance staff
  • Valid driver's license and ability to travel between properties within the portfolio
  • Strong organizational, budgeting, and vendor negotiation skills

Preferred
  • QEI (Qualified Elevator Inspector) certification or state elevator mechanic license
  • Experience in multifamily/residential property management or a similar facilities environment
  • Familiarity with CMMS (Computerized Maintenance Management System) software
  • OSHA 30 certification

Work Environment & Physical Requirements
  • Regular travel between properties within the managed portfolio
  • May require occasional evening/weekend availability for emergency response
  • Ability to access mechanical rooms, elevator shafts, and rooftops as needed for inspections
  • Some physical activity may be required, including climbing, bending, and working in confined spaces
