Indiana Home Title (IHT) is seeking a motivated, detail-oriented Settlement Professional to join our team in Seymour, Indiana.
The Settlement Professional plays an important role in creating a smooth, accurate, and professional closing experience for buyers, sellers, real estate professionals, lenders, and other transaction partners. This position manages transactions through pre-closing, closing preparation, and the closing itself while providing exceptional customer service throughout the process.
The ideal candidate is organized, comfortable managing multiple deadlines, an effective communicator, and committed to delivering an excellent customer experience.
Essential Duties & Responsibilities
While this is not a comprehensive list of all duties and responsibilities, a successful Settlement Professional will be expected to develop proficiency in the following areas:
Pre-Closing Processing

ยทย  ย  ย  Request and obtain information required to prepare the transaction for closing, including any information not previously provided.
ยทย  ย  ย  Request and obtain mortgage payoffs, HOA information and fees, invoices, and other required documentation.
ยทย  ย  ย  Order surveys when necessary.
ยทย  ย  ย  Work to satisfy and clear title requirements prior to closing.
ยทย  ย  ย  Confirm closing dates, times, and transaction details.
ยทย  ย  ย  Complete and communicate special instructions and requests.
ยทย  ย  ย  Maintain communication with transaction parties to help keep files moving toward closing.

Closing Preparation

ยทย  ย  ย  Receive and accurately enter lender figures, information, and closing instructions.
ยทย  ย  ย  Prepare Closing Disclosures (CDs), settlement statements, and other required closing documents.
ยทย  ย  ย  Send settlement statements to lenders for review and obtain necessary approvals.
ยทย  ย  ย  Distribute approved settlement statements to appropriate transaction parties.
ยทย  ย  ย  Communicate with lenders, Realtors, buyers, sellers, and other transaction parties to answer questions and resolve outstanding items before closing.
ยทย  ย  ย  Review the file for accuracy and completeness prior to the scheduled closing.

Closing

ยทย  ย  ย  Receive and receipt incoming funds and balance the closing file.
ยทย  ย  ย  Prepare and print title company and non-lender closing documents.
ยทย  ย  ย  Professionally conduct real estate closings with buyers, sellers, and other transaction parties.
ยทย  ย  ย  Clearly explain closing documents and guide customers through the signing process.
ยทย  ย  ย  Prepare completed files for post-closing processing.
ยทย  ย  ย  Follow up with customers and maintain strong relationships following the transaction.
ยทย  ย  ย  Be willing and able to travel to various Indiana Home Title and/or Advantage Title office locations as needed to conduct closings, including Indianapolis, Lafayette, Bloomington, Columbus, Evansville, and other Indiana locations.


Customer & Business Relationships
The Settlement Professional is also expected to:

ยทย  ย  ย  Develop and maintain excellent customer relationships, including positive working relationships with the brokers and real estate professionals of Berkshire Hathaway HomeServices Indiana Realty.
ยทย  ย  ย  Work collaboratively with the Indiana Home Title team to identify needs, solve problems, and provide a seamless closing experience.
ยทย  ย  ย  Work closely with affiliated companies to promote a consistent and exceptional customer experience.
ยทย  ย  ย  Assist with planning and participating in social, networking, and customer-appreciation functions that promote Indiana Home Title and affiliated companies.
ยทย  ย  ย  Provide feedback to management and identify opportunities to improve processes, service, and overall operations.
ยทย  ย  ย  Represent Indiana Home Title professionally within the local real estate community.
