Job Description - Senior Concrete Project Manager
BlackRock Construction is seeking an experienced and highly skilled Senior Concrete Project Manager to lead and manage large-scale, complex construction projects around Chicagoland area. This role requires expertise across all aspects of general construction, including site preparation, building structure, systems installation, and finishing work. The senior Project Manager will have the authority to drive successful project results, moving our projects from preconstruction through final closeout in the safest manner possible while maintaining the highest quality standards. The ideal applicant will be highly organized, proactive and able to ensure high quality standards are met.

Responsibilities and duties:
  • Provide daily project leadership and guidance to PMs, Superintendents and Field Operations team across multiple concrete projects to ensure client satisfaction and adherence to quality and safety standards. Ensure all safety compliance and quality programs are being executed on the project site.
  • Actively participate in and collaborate with Estimating and Preconstruction teams on bidding and pre-construction services.
  • Represent the company as the client's primary contact. Openly and confidently communicate with all other parties involved with the project, establishing trust and rapport with owners, architects, engineers, and subcontractors.
  • Maintain strict control over the budget and keep project on schedule, ensuring ongoing profitability.
  • Obtain the appropriate permits and licenses from authorities for construction sites
  • Oversee project close-out processes, including preparing punch lists, securing sign-offs, filing permits, and assisting with final billing
  • Collaborate closely with the Superintendent on all field-related matters, conducting site visits to monitor project progress, coordinating subcontractors, and ensuring high safety and quality standards.
  • Prepare subcontracts scopes, contracts and purchase orders and approve subcontractor invoices and change-order requests. Negotiate contract changes with the client. Complete close-out requirements for projects and ensure compliance with payment terms.
  • Skilled in mentoring teams, including Project Managers, Project Engineers and Project Assistants, by actively contributing to and ensuring their ongoing career growth and development.
  • Responsible for the review and processing of submittals on a regular timely basis.
  • Adhere to levels of authorization for approval of subcontractor change orders, owner change orders, and subcontracts/purchase orders, as approved by senior management.
  • Maintain document control procedures, ensuring organization of contract documents on RFIs, submittals, Owner-Architect-Contractor meetings.
  • Provide support and mentoring to Project Managers to strengthen technical, financial and leadership capabilities.
  • Lead post-project evaluations to identify lessons learned and implement best practices across future work.

Education, Skills & Abilities
  • Bachelor's degree in construction management, engineering or a related field
  • minimum of 10 - 15 years of progressive experience in concrete construction operations with at least 5 years in a senior leadership capacity.
  • Strong knowledge of ACI standards, ASTM standards, formwork systems, mix design and modern field practices with a priority focus on vertical cast in place construction means and methods.
  • Proficiency with construction management software (Procore, Autodesk Build, Tekla, OST Programs etc) and cost tracking systems.
  • Proven track record managing large scale commercial, industrial or civil concrete projects with an emphasis on ground up cast in place concrete construction.
  • Experience maintaining critical path project schedules using scheduling software such as Microsoft Project. Proficiency with production tracking processes and software.
  • Ability to deal with situations involving sensitive and confidential company issues.
  • Ability to communicate with a wide range of individuals with strong written and oral communication skills.
  • Ability to collaborate and work within a team environment internally and externally with a client service focus.
