Heir & Asset Location Specialist

Who We're Looking For

If you've worked in property tax collection, mortgage servicing, foreclosure processing, title research, or a county tax appraisal district — and you know how to find people who don't want to be found — this role was built for you. We're not looking for a lab researcher or a criminal investigator. We're looking for a sharp, curious, property-savvy professional who understands how Texas foreclosures work, knows how to navigate public records like a pro, and can locate heirs and property owners with speed and accuracy.

Job Summary

As a Foreclosure Property Investigator — Heir & Asset Location Specialist, you will conduct property records research, heir location, and public records investigation to identify and locate property owners, heirs, descendants, corporate officers, trustees, and other parties entitled to recover excess proceeds from Texas foreclosure sales. You will work closely with Senior Management, the Sales Department, and Legal Counsel as part of a collaborative team focused on researching, identifying, and delivering winning data that drives successful client outcomes.

Target Industry Backgrounds (Preferred)

Candidates with experience in any of the following are strongly encouraged to apply:

• Property tax collection firms (e.g., Linebarger Goggan Blair & Sampson, Perdue Brandon, or similar)

• County tax appraisal districts or tax assessor-collector offices

• Mortgage loss mitigation, foreclosure processing, or servicing departments

• Title company research, abstracting, or escrow departments

• Real estate (especially probate, REO, or distressed property transactions)

• Court records research, paralegal work, or legal investigative support

• Heir location, estate research, or unclaimed property recovery

Responsibilities

• Research property ownership history and foreclosure records using county appraisal district data, deed records, public databases, and other available sources

• Locate and identify heirs, descendants, corporate officers, trustees, partners, nonprofit directors, and other parties with legal claims to excess proceeds

• Use genealogical databases including Ancestry.com and FamilyTree.org to trace family lineage and establish heir chains

• Conduct public records investigation using LexisNexis, Idicore, Westlaw, social media platforms, and other digital tools to locate individuals

• Analyze and verify the accuracy of gathered information, cross-referencing multiple sources to confirm identity and current contact information

• Prepare detailed research reports summarizing findings for use by the Sales Manager, Asset Recovery Specialists, and legal counsel

• Maintain accurate, organized records of all research activities and findings in Zoho CRM and other software platforms

• Collaborate with Senior Management, the Sales Department, and Legal Counsel to deliver accurate, well-documented research that supports successful client outcomes

• Stay current on Texas foreclosure law, excess proceeds recovery procedures, and best practices in public records investigation

Qualifications

• Background in property tax collection, mortgage servicing, foreclosure processing, title research, or a related field preferred — industry experience may substitute for formal degree

• Demonstrated ability to locate individuals and entities using public records, court databases, and online research tools

• Familiarity with Texas county appraisal district records, deed records, probate records, and foreclosure case filings

• Experience with genealogical research databases (Ancestry.com, FamilyTree.org) and skip tracing tools (LexisNexis, Idicore, Westlaw)

• Proficiency with CRM platforms and ability to maintain organized, detailed research logs

• Strong analytical skills — ability to connect fragmented data across multiple sources to reach accurate conclusions

• Excellent written and verbal communication skills

• High attention to detail, accuracy, and professional confidentiality

• Ability to work independently, prioritize multiple cases, and meet deadlines in a fast-paced environment

• Tech-savvy with strong computer skills and comfort learning new research platforms

Compensation & Benefits

• Total Annual Compensation: $43,500 – $45,000 (Base Salary + Progressive Incentive Plan + Bonus)
