Job Summary: The Director, Foreclosure is responsible for the operational execution, governance, and performance of foreclosure activities across residential and Business Purpose Loan (BPL) portfolios.

This role ensures accurate referral processes, effective milestone management, and timely progression of loans through the foreclosure lifecycle while maintaining compliance with regulatory, investor, and internal requirements. The Director partners closely with Legal, Bankruptcy, and Servicing Operations to manage risk, resolve exceptions, and improve workflow efficiency.

Key Responsibilities:

  • Oversee end-to-end foreclosure processes, including referral, litigation workflow monitoring, and post-referral progression
  • Ensure completeness and accuracy of foreclosure referral packages prior to attorney placement
  • Monitor foreclosure timelines and ensure adherence to state, investor, and judicial requirements
  • Embed and operationalize MCO reporting processes within foreclosure workflows
  • Establish controls to validate reporting accuracy, completeness, and timeliness
  • Partner with stakeholders to ensure reporting supports performance transparency and compliance
  • Monitor milestone progression and identify delays or breakdowns in referral, litigation, or judgment stages
  • Manage and resolve milestone projection exceptions, ensuring timely escalation and remediation
  • Provide clear visibility into pipeline status, timeline risks, and operational bottlenecks
  • Oversee MAFS and judgment-related workflows to ensure timely execution and proper escalation
  • Partner with Legal and external counsel to resolve workflow constraints and delays
  • Ensure alignment across internal teams on foreclosure-related decision points and requirements
  • Manage foreclosure attorney network performance against defined SLAs and timelines
  • Conduct performance reviews, escalation management, and issue resolution with vendors
  • Support vendor governance routines, including scorecards and compliance monitoring
  • Ensure adherence to applicable foreclosure regulations, investor guidelines, and internal policies
  • Support audit and exam readiness, including documentation and control validation
  • Identify operational risks and drive corrective actions
  • Partner with Bankruptcy, Loss Mitigation, REO, and Servicing teams to ensure aligned loan resolution strategies
  • Collaborate with Technology and Reporting teams to improve workflow automation and data integrity
  • Lead and develop foreclosure management and operational teams
  • Establish clear performance expectations and accountability for execution outcomes
  • Promote a culture of quality, compliance, and continuous improvement.

Qualifications:

  • 8-12+ years of mortgage servicing experience with strong foreclosure expertise
  • Deep knowledge of state foreclosure processes (judicial and non-judicial)
  • Experience managing attorney networks and litigation workflows
  • Strong understanding of investor guidelines and regulatory frameworks
  • Proven ability to manage pipeline performance, timelines, and exception handling
  • Experience with servicing systems (e.g., MSP/Black Knight or equivalent)
  • Strong analytical, problem-solving, and communication skills
