Job description

JOB SUMMARY
Responsibilities include preparation of vacant apartment homes for move-ins and ensuring that established standards are met and apartments are timely turned. When needed, will assist with pool maintenance and grounds keeping.
REPORTS TO: Community Manager and Lead Maintenance Technician
SUPERVISES: None
ESSENTIAL FUNCTIONS:
  1. Prepare vacant apartment homes for move-in.
  2. Review the make-ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes.
  3. Make all repairs/replacements necessary for unit to be occupied as outlined on the make-ready checklist.
  4. Apply touch-up and full-paints as needed to interior and exterior of apartment homes.
  5. Clean out all trash from apartment homes before, during and after make-ready activity.
  6. Inspect completed apartment homes and schedules any necessary follow-up work before designating the unit as "Ready".

REQUIRED EDUCATION AND TRAINING
DEGREES AND DIPLOMAS
  • High school diploma or equivalent preferred.
TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS
  • Certifications as required by State and Local Jurisdictions.
KNOWLEDGE, SPECIFIC AND ABILITIES.
  • Must be skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment and measuring devices.
  • May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs and all facets of apartment make ready.
  • Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems.
  • Must be able to apply common sense and understanding to carry out instructions and plans.
  • Will interact with vendors, contractors, Clients and all levels of employees. Therefore, must possess excellent interpersonal skills.
  • Must be able to read and write in English in order to read diagrams, meters, instructions, etc.
  • Must have basic knowledge of Fair Housing Laws and OSHA Requirements, EEOC.
  • Must supply own tools.
