This is a Floating Maintenance Supervisor position that will be responsible for providing support to various communities in the Kansas City area as needed. This role requires flexibility and willingness to travel between different locations within the specified region.

The Service Manager leads and delegates all maintenance requests, preventative maintenance procedures, and amenity area maintenance for the property. This position leads the maintenance team by being a mentor and a leader. Additionally, the Service Manager is responsible for the curb appeal of the apartment community, maintaining inventory, and coordinating with vendors. This position works directly with the Community Manager on all aspects of the community and oversees the property to create a comfortable environment for residents, visitors, and associates. The Service Manager manages the maintenance budget with the Community Manager to achieve all property goals. This role will respond to after-hours emergencies (on-call) as well.
What You'll Do...
  • Manage maintenance staff by setting direction, priorities, and schedules daily.
  • Maintain, build, schedule, and complete a preventative maintenance program that minimizes emergency repairs and services with a minimum weekly overview.
  • Detect deficiencies within buildings and grounds and take and/or delegate necessary action.
  • Ensure apartment units are ready for new move-ins by conducting inspection and quality control.
  • Ensure maintenance work orders are completed in a timely manner and to the highest standards of efficiency and safety procedures.

Requirements
What You Need to Succeed...
  • High School Diploma or GED required.
  • 3+ years of experience with property management maintenance required.
  • 1+ years of supervisory experience required.
  • Proficiency in plumbing, electrical, appliance, heating, air-conditioning, and many other areas of repair required.
  • EPA Certification Type II or universal required.
  • At or within 1 year of hire have a certificate/license with CAMT required.
  • At or within 6 months of hire have certificate/licenses with OSHA and CPO required.
  • Written, verbal, and oral communication skills; including checking email and phone/voicemail daily.
  • Budget knowledge.
  • Basic computer skills and knowledge of property management systems such as Yardi, SightPlan, etc.
  • Pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance is required.
