Description

Job Purpose:

The Floating Service Technician is a floating position responsible for completing tenant-related work orders across electrical, HVAC, and plumbing systems in residential and commercial properties, supporting various locations as needed. This team member must effectively prioritize tasks based on urgency, diagnose root causes, and perform necessary repairs in a timely manner while maintaining high standards of quality and compliance. Additionally, the Service Technician will work closely with the Service Supervisor on small projects, including rent-ready units, city compliance repairs, and small projects.

Requirements

Duties and Responsibilities:

Prioritize work orders based on urgency and communicate with tenants and property owners as needed.

  • Diagnose issues and perform repairs related to electrical, HVAC, and plumbing systems.
  • Conduct routine maintenance to ensure the longevity and efficiency of building systems.
  • Perform general property maintenance, including patching walls, painting, installing trim, and other minor repairs.
  • Assist in preparing rental units to meet Rent Ready and municipal inspection standards.
  • Work on small projects as assigned, including property improvements and unit turnover tasks.
  • Ensure all work complies with safety standards, local codes, and company guidelines.
  • Provide clear communication with clients, tenants, and team members.
  • Be available for on-call service according to company policy.
  • Complete any other tasks as assigned by the Supervisor or Maintenance Manager
  • Perform regional travel as required, estimated at once or twice a month, to support different properties.

Level 1 Floating Service Technician Duties & Responsibilities: 

  • Complete basic tenant-related work orders under supervision, ensuring timely and accurate repairs.
  • Assist with diagnosing root causes for common maintenance issues.
  • Perform routine repairs, including drywall patching, painting, and light plumbing or electrical work.
  • Maintain cleanliness and organization of tools, supplies, and workspaces.
  • Document work completed as required by company systems.

Qualifications

  • Required for All Technicians:  
  • High school diploma or equivalent
  • Valid driver's license and reliable transportation
  • Minimum of 2 years of experience in electrical, HVAC, and plumbing systems
  • Knowledge of local codes and regulations
  • Ability to diagnose and troubleshoot issues with electrical, HVAC, and plumbing systems
  • High attention to detail
  • Strong organizational skills and ability to multitask
  • Ability to work independently and as part of a team
  • Good communication and customer service skills, including effectively communicating with clients and team members
  • Comfortable using an iPhone, email, and Google applications
  • Must provide own basic tools
  • Bilingual preferred
  • Ability to keep accurate records of work performed and materials used
  • Strong work ethic and integrity in all work
  • Willingness to learn and take direction
  • Ability to represent Elite in a positive and professional manner at all times, including when operating company vehicles
