Position Summary
In this role, you will report to the Property Manager and partner with them to ensure apartment homes and facilities are maintained to 11Residential's quality standards. You will be the leader for all maintenance related activities and projects at your dedicated site. You will also leverage your knowledge and expertise to train and develop other maintenance team members when applicable.
What You'll be Doing
  • Supervise and schedule maintenance activities for the community.
  • Determine weekly service request and apartment make-ready schedules.
  • Respond, coordinate, and complete resident service requests for occupied units.
  • Complete or support the completion of make-ready activities for vacant units, ensuring all repairs are completed; units meet standards, and all trash is removed before, during, and after completion.
  • Regularly communicate with the on-site office team and update appropriate systems when work orders and make-readies are completed and ready to be shown.
  • Conduct daily property walks to inspect building exteriors, parking lots, and common areas to identify and address maintenance needs.
  • Oversee and maintain landscaping, grounds, and exterior property features to ensure consistent curb appeal.
  • Regularly inspect equipment and make recommendations for any repairs or replacements.
  • Periodically check the progress of each maintenance team member and ensure the quality of their work.
  • Conduct one-on-one training with employees that may need to enhance their current skills or learn new skills.
  • Adhere to all safety guidelines and periodically complete written property safety audits.
  • Order supplies and manage your site's maintenance budget.
  • Provide input to Property Manager in determining needs for next fiscal year's budget.
  • Respond and resolve maintenance emergencies, during and after scheduled work hours.
  • Assist other 11 Residential locations, ifneeded, to support overall maintenance goals.
  • Fulfill any otherdutiesassigned by management based on business needs.
Education and Qualifications
  • 3+ years of experience in multifamily property maintenance, facility maintenance, or another related field is required.
  • Must be able to troubleshoot and repair plumbing systems, electronic systems, appliances, HVAC, pool and spa equipment or any other systems at the dedicated community.
  • Working experience using HappyCo or another similar property maintenance software is highly preferred.
  • Familiarity with Microsoft Office Suite to communicate efficiently with management, teammates, and residents.
  • Must possess a high level of integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service.
  • Must be able to meet the physical requirements of the job and work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards.
  • Ability to work both indoors and outdoors in varying weather conditions, including exposure to heat, cold, and other environmental elements.
  • An EPA Type II or EPA Universal license is preferred.
  • A CAMT or another industry related certification is a plus.
  • Available to be on a rotating on-call schedule for emergencies outside of normal working hours.
  • High School Diploma/GED required.
  • Must hold andmaintaina valid driver's license.
  • Must be able to work on-site. This position is not eligible for remote work.

  • Thehourly compensation range for this position is$35to $38per hour(depending on experience and skills).

Physical Requirements
To successfully perform the essential functions of this job, the employee must be able to:
  • Lift, push, and pull up to 100 pounds.
  • Walk the properties several times daily, up to 10 miles a day.
  • Walk on uneven surfaces and climb several flights of stairs on a regular basis.
  • Visually and audibly observe and detect signs of emergency.
  • Sit, stand, reach, bend, and stoop for extended periods of time.
  • Use standard maintenance equipment.
  • Ability to work in indoor and outdoor environments with exposure to varying weather conditions, including heat, cold, ice, snow, dry conditions, and other inclement weather.

  • Convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
