Job description

The Project Manager performs financial, administrative, and management functions working in tandem with Project Supervision to coordinate construction of quality projects, built safely and completed on time and within budget.

Duties and Responsibilities:-

  • Startup and planning activities

  • Develops estimates and proposals

  • Negotiates contracts for the company

  • Reviews and approves contract scope and dollar and forwards for execution

  • Chairs internal "Pre-construction meetings" with sales, supervision, safety, and subcontractors and prepares and distributes documentation

  • Administrative management

  • Obtains necessary licenses and permits

  • Obtains Certificates of Insurance and Payment & Performance Bonds

  • Obtains necessary contractual documentation from all subcontractors and vendors

  • Communications between UFI and client

  • Develops and maintains a positive and professional relationship with the client and project team

  • Ensures all significant changes are clearly communicated to the project team

  • Drawing and document control

  • Becomes familiar with project documents (Architectural & Structural Drawings, Specifications, etc.) prior to beginning work

  • Manages control and distribution of all contract documents including contract drawings, specifications, shop drawings, and all associated revisions

  • Material/equipment purchases and subcontracts

  • Prepares purchase orders for project commitments

  • Prepares subcontracts for any vendor contributing jobsite labor

  • Manages all change orders and claims

  • Financial management and reporting

  • Manages the financial aspects of contracts (i.e. fee payment, rental equipment, income/expenses, etc.) to protect the company's interest while maintaining good relationships with the client

  • Assumes an active role in selecting and designing systems and ensures final estimates, job cost, etc. reflect the systems selected

  • Develops and manages job cost and field labor reports

  • Develops schedule of values, executes all pay applications and change orders

  • Provides financial forecasts and projections during the project

  • Closeout activities

  • Prepares warranty documents and other project closeout documentation

  • Coordinates final billing and collection process to closeout projects

  • Other duties and projects as assigned

Qualifications:-

  • Relevant four year college degree or equivalent work experience

  • More than 2 years construction management experience

  • Advanced document review skills (contract and shop drawing)

  • Formwork system experience/training

  • Safety/First Aid and Quality Control knowledge

  • Advanced purchasing/buyout procedure skills/knowledge

  • Familiarity with estimating and cost tracking systems

  • Advanced scheduling and documentation skills

  • Excellent communication skills

Working Condition Requirements:-

  • Work independently or collectively as part of a group

  • Plan, direct, and coordinate an entire activity or the activities of others

  • Function effectively in office and field work environments

  • Perform a variety of duties which may change often

  • Reports directly to Area Manager
