This role ensures financial accuracy and compliance, coordinates construction loan draws, and provides financial reporting to the development operations, general development finance, and corporate accounting teams. The Financial Controller serves as the senior financial presence on the project team and is accountable for the financial integrity of all project expenditures and reports, providing the financial visibility that enables sound development decision-making.Responsibilities:Oversee project-level financial reporting including monthly cost-to-complete, budget-to-actual, and cash flow reportsEnsures accuracy and timeliness of all financial data provided to Development Operations.Manage preparation and submission of construction loan draw packages while ensuring all required documentation is complete, accurate, and compliant with lender requirements.Review and approve contractor and vendor invoices for accuracy, contractual compliance, and proper coding before forwarding payment.Maintain project budget tracking; identify cost variances, scope changes, and risks; coordinate with the Development Operations Manager on budget-to-actual reconciliation.Ensure all financial documentation is organized, compliant with financing agreements, and ready for auditCoordinate lien waiver collection and compliance tracking.Supervise Project Accountant(s) and AP Clerk(s) assigned to the projectWork closely with the Development Operations Manager, Sr. Development Controller, Cash Committee, and corporate accounting to ensure alignment on financial reporting and compliance.Qualifications:Bachelor's degree in accounting, finance, or related field required; CPA is a plus.Prior experience in project-level accounting or financial control, ideally within real estate development or construction.Working knowledge of construction loan draw processes, lien waivers, and lender compliance documentation.Strong understanding of budget tracking, cost coding, and cost-to-complete/budget-to-actual reporting.High attention to detail and strong organizational skills, with the ability to maintain audit-ready documentation.Proficiency with project accounting/ERP systems (e.g., Procore, Sage, JDE) and standard financial reporting tools.Strong cross-functional communication skills, with the ability to collaborate effectively with development, construction, and corporate accounting teams.Sound judgment in identifying cost variances, compliance gaps, and financial risks, with the discipline to escalate issues appropriately rather than act outside delegated authority.Company Benefits:401(k) Plan with Company MatchGenerous Health Plan with HSA MatchFlexible Paid Time-offDaily Company LunchesCell Phone Service AllowanceDiscounts at Company-owned Resorts and Golf Courses
