Job description

NexCore Group is seeking a Senior Financial Analyst to join our team, focusing on senior living developments. This role involves providing advanced financial analysis, strategic insights, and decision-making support to drive the success of our real estate development and investment initiatives. The ideal candidate will possess significant analytical expertise, financial modeling proficiency, and the ability to manage complex projects in a fast paced, collaborative environment.
Key Responsibilities
  • Build and maintain detailed, robust, and complex financial models to evaluate senior living development projects, including pro forma analysis, scenario modeling, and sensitivity testing.
  • Provide comprehensive analysis for asset sales, recapitalizations, corporate capital raise, project-level bond issuances, fund structures, and other strategic financial opportunities.
  • Conduct in-depth market research and interpret data on demographic trends, economic factors, and competitive landscapes to inform investment decisions.
  • Prepare and manage budgets, cash flow forecasts, dashboards, and variance analyses to support project and corporate financial planning.
  • Partner with development, construction, operations, and other cross-functional teams to align on project goals, timelines, and financial metrics.
  • Prepare and deliver high-quality financial reports and presentations for senior leadership, investors, and external stakeholders, translating complex financial data into actionable insights.
  • Ensure all financial analyses, models, and transactions comply with company policies and external regulations, maintaining meticulous records and audit trails.
  • Serve as a trusted advisor to senior leadership, delivering insightful financial reports and presentations to guide decision-making.
  • Collaborate with development, construction, and operational teams to ensure alignment on project milestones, budgets, and financial performance goals.
  • Provide guidance and mentorship to junior analysts, fostering a culture of learning and growth within the finance team.
  • Work on variety of ad hoc projects and requests as needed.

Skills, Knowledge, and Expertise
  • Bachelor's degree in Finance, Economics, Real Estate or a related field.
  • 6+ years' experience in real estate development financial analysis with a focus on senior living or healthcare real estate preferred.
  • Advanced proficiency in Microsoft Excel, with familiarity in PowerPoint and other Office Suite tools.
  • Experience with real estate financial software or databases (Argus, CoStar, etc.) is a plus.
  • Strong quantitative and analytical capabilities, with the ability to synthesize complex data into actionable insights.
  • Strong analytical and problem-solving skills, with the ability to interpret complex datasets and provide clear, actionable insights.
  • Excellent written and verbal communication skills, including the ability to present findings to both technical and non-technical audiences.
  • Highly organized with strong attention to detail and accuracy.
  • Collaborative mindset with the ability to work effectively within a multidisciplinary team environment.
  • Demonstrated ability to lead cross-functional initiatives and mentor team members, contributing to a high performing team culture.
