What does a facility maintenance manager do?

A facility maintenance manager oversees the upkeep of a building. Your responsibilities as a facility maintenance manager include everything from repairs to routine service to the installation of upgrades. In a small building, you perform tasks like painting and making repairs to plumbing and electrical systems. If you work as a facility maintenance manager for a large building or complex, then you delegate those tasks to a team of employees. You must also ensure that maintenance equipment and tools are properly stored and in serviceable condition.

What are the key skills and qualifications needed to thrive as a facility maintenance manager, and why are they important?

To thrive as a Facility Maintenance Manager, you need a solid background in building systems, preventive maintenance, and facility operations, often supported by a degree in engineering or facilities management and relevant experience. Familiarity with computerized maintenance management systems (CMMS), HVAC controls, and safety regulations is typically required, and certifications such as OSHA or IFMA credentials are highly valued. Strong leadership, problem-solving abilities, and effective communication skills help manage maintenance teams and coordinate with other departments. These skills ensure operational efficiency, safety compliance, and the smooth functioning of facilities.

What are some common challenges faced by facility maintenance managers, and how can they be addressed?

Facility Maintenance Managers often face challenges such as coordinating repairs without disrupting daily operations, managing a diverse team of technicians, and keeping up with preventive maintenance schedules. Addressing these challenges typically involves strong communication skills, effective time management, and implementing computerized maintenance management systems (CMMS) to track and prioritize tasks. Building strong relationships with vendors and fostering a proactive maintenance culture can also help minimize unexpected issues and improve overall facility efficiency.
